We have been living here for about 5 to 6 years. I love everything about this place. The look, the position, the advantages, having washing and drying in the apartment, the patio, and the pools. The management is nice and on top of things. I appreciate being part of this amazing community.

Beyond perfect!!
My partner and I are so excited to be moving back to the Folsom area, we are a very active couple and found that Folsom Ranch goes above and beyond our expectations! There are so many perks to this beautiful space- my favorite is the fireplace and hardwood floors!! The ladies (especially Kellie) at the leasing office have been so extremely helpful and sweet within helping us move in. Thank you Folsom Ranch for being thoughtful to everybody' s needs!!

horrible management
I lived in one of the apartments here for over two years, paid my rent on time and never caused problems, this resulted in me getting completely messed over. These apartments look nice, and the location is great, but the management company does not care about you and will find ways to squeeze money out of you. I had a whole week during the hottest point in the summer that the AC went out and the kept pushing off fixing it, coming up with excuses, I had to get a hotel which they still have not... reimbursed me for. I had a neighbor below me that would constantly get drunk, smoke weed and stuck gum on my car. We had some teenagers move in one building down that constantly brought people in and out at all hours and actually drove a car down the sidewalk in front of my unit. Then when I move out they keep my whole deposit to cover normal wear and tear, I have lived in 6-7 apartment complexes in my life and used the same methods for cleaning that I did when I moved out and I've never lost more then 100.00 on a deposit. This place looks great, but be warned its not what it seems

Looks nice, in Folsom, but the good parts stop there. We have lived here for 9 months and to say it has been disappointing is an understatement between the maintenance of the apartments and the management. I thought moving to a nicer area, and paying double the rent, would make a difference but I was mistaken. 1. After moving in to a newly remodeled unit we noticed water damage on both sides of the tub enclosure that was bubbling up the paint because they just painted over existing water damage... . We asked for it to be fixed so it would not create mold but it was denied by the maintenance guy who showed up. (Great start that they don’t care about fixing water damage and it still smells musty if the door is shut for more than 10 minutes) 4. Also 3 months after moving in the AC unit had a Strong mold smell coming from it and made the whole apartment stink when it would turn on. The maintenance guy sprayed some stuff on it and told us to submit another work order in a week because he knew it wouldn’t work but that the management would not actually service the units until there was multiple complaints. He was right, and it didn’t help so I submitted another work order and it took over a Month for them to come back and fix it! Over a month we lived in, and paid for, an expensive apartment that smelled disgusting! 6. When they turned on the sprinklers the 3rd week of August, I found out that in the middle of the night the sprinklers next to our assigned parking spot were spraying the front driver side of the car creating water spots. I called immediately to let them know, they said it would be fixed that day. 3 weeks later nothing had been fixed. I reported it directly to the manager with photos of the water spot damage that now had occurred. Multiple detailers said the water damage was now permanent and the paint would have to be repainted, the front driver side headlight replaced and windows acid washed. (A few thousand dollars) Instead, I tried to compromise with the management by getting a bid from a shop that specializes in water spots to minimize the severity of them but not repaint and I would live with the damaged paint and headlight until I paid to have it redone in a few years. ($600) Even with this compromise the manager (Amie) still denied to cover this cost to fix the damage.
I will say it is a very nice looking complex, but it has been an extreme let down due to the management and cost quite a bit more than just the expensive rent.

Looks great at first but terrible to live at.
Constant none stop issues. A pipe bursts once a week in a different unit. So at some point doing your stay your apartment will flood. Paper thin walls and floors along with crazy parties that management refuses to believe happen will keep you up all night long. Construction is somewhere between 1-2 years behind schedule. Because of this parking is a nightmare. When you find a sport property management will try to tow your vehicle just so that they can get a spot. Look elsewhere!
