APPLICATION, LEASE TERMS, AND FEES
- APPLICATION FEE: Non-Refundable $55/adult (all occupants 18+ need to submit an application)
- APPLICATION TURNAROUND TIME: 2-3 business days
- LEASE LENGTH: Initial lease runs through June 30, 2026 with one year renewal terms potential thereafter!
- SPECIAL LEASE PROVISIONS:
1) Additional Terms:
- Tenant agrees to water the backyard hedges regularly (around 2–3 times a week, 20 seconds per hedge) to maintain their health.
- Attic is not to be used for storage
2) NON-WARRANTIED: The following items or personal property are included in the Premises without warranty and Landlord will not maintain, repair or replace them: Electric Fireplace, Storage racks in garage, backyard turf
3) SOLAR: Billing and Responsibility
Sunnova Solar: The home is equipped with a solar system operated by Sunnova, with the account remaining in the Landlord’s name.
Landlord will provide a copy of the monthly Sunnova bill to Tenant (or as they are received). Tenant agrees to reimburse Landlord the full amount each month which will be used to pay the solar bill within 5 days of receiving the copy of the bill.
Utility Provider (Edison): Tenant is responsible for setting up and maintaining an account with Southern California Edison (or applicable utility) for any additional electricity not covered by the solar system.
Responsibility: Tenant is responsible for all electricity costs during the Lease Term. No guarantees are made regarding energy output or cost savings
4) KEY INFORMATION: Tenant acknowledges receipt of (or the tenant will receive on lease start date): Front Door Keys & Garage Remote. Tenant acknowledges that locks to the Premises has been re-keyed. If Tenant re-keys existing locks or opening devices, Tenant shall immediately deliver copies of all keys to Landlord. Tenant shall pay all cost and charges related to loss of any keys or opening devices.
5.) Lease is set to expire June 30th 2026 and will be up for renewal at that time in 1 year increments
- RENTER'S INSURANCE: Tenant must carry renter's insurance w/ minimum $100K liability
