Dilapidated building in run-down neighborhood.
Built in 1920, this building is over 100 years old and it shows. Dim, musty hallways with filthy, mismatched carpeting on every floor.
Persistent sewage and mildew smell in the landing just inside the front door. Mercury found in basement that required monthlong intervention from LADWP.
Aaprtment units are decent for their age. Management responds quickly to maintenance requests but pays for bare minimum. Winter storms typically bring leaks, wet carpets, drafts, mold, mildew.
Building is... fairly secure. Only way in and out is through the front door with a locked back gate. Secure but comes across as significant fire hazard.
No on-site parking. Street parking is difficult 7 days a week and nonexistent after 4pm. Highly recommend garage parking, otherwise very frustrating.
School right across street. Very loud student and auto presence mornings and afternoons. School fire alarm can trip at odd hours, sounding up to an hour before shutoff.
Quiet building overall. No significant noise issues among tenants or neighbors despite thin walls. No real tenant community, individuals keep mainly to themselves.
Rough working class neighborhood. Persistent trash and dog waste along sidewalks. Individuals working on cars in street. Graffiti tags and stickers commonplace. Dirty sidewalks. Aggressive homeless presence. Poor food options in area. Auto theft and vandalism commonplace. Significant local rat population.
