Good in a Pinch
I lived in this building for about 3 years, and there are definitely pros and cons.
Pros:
- Amenities are included! I only ever had to pay for internet bill in my time living there.
- Covered onsite parking.
- Actually has a kitchenette area, which seems like a basic need every studio should have, but I remember when I was apartment hunting, a lot of them didn't. So. That stood out.
- Pets allowed!!!!
- They recently did that grade separation on Durfee, which included the driveway and parking... lots for the apartment building getting redone. It also added a wall in front of the building so now it feels more secure.
- When I was applying the onsite manager at the time was really great about helping fill out the application paperwork.
- I worked the same hours as the leasing office hours so I was never there. I was able to communicate and put in requests via email and they always answered really fast via email!
- Onsite laundry
Cons:
- This place does have roaches. Most older buildings in the city are going to have them. That's no surprise. They got 'em here. When I lived there, they did like 1 roach treatment, but I also lived there during the pandemic and they said they weren't doing them for safety reasons, which makes sense I guess, but I still feel like some sort of treatment option should have been given.
- The onsite management seems to have a high turnover rate. I don't know why this is, but there were like 4 managers in my time there. Hopefully they have found someone who will be there a little longer this time around
- Rent will go up $40 every year.
- The laundry room has hours. You can only do your laundry from 9AM to 9PM. Outside of those hours, the laundry room is locked and tenants do not get a key to the laundry room.
- I think JK Res. might have one maintenance crew for all their buildings, so sometimes it can take a very long time for work orders to go through (it took 4 months for my bathtub to be reglazed when it started peeling).
While there were plenty of things about El Adobe that I didn't love, ultimately my time there was positive. The fact that they allow pets and that I got covered parking, as well as low rent, was what sold me initially. If you're looking for something short term, this might be ideal for you!

NIGHTMARE
Horrible place. Stay away. The plumbing is very bad. Water goes off. Few a/c units actually work. Rent is raised $50 every year. Never ever repair anything. Parking wars. Management company is not professional or courteous.

BEWARE
Stay away, worst apartment EVER. This place has been a nightmare since day 1. You have to deal with bugs everywhere, rude, drug head neighbors, people stealing your parking spot, and no such thing as management. Your better off staying at a hotel than this dump..
