Renter-unfriendly, aggressive management group
Lived in the penthouse unit for a year. Echo the issues with management, especially upon moveout. Expect never to see your $500 deposit - they charged us for normal wear and tear painting (I've never seen a charge for painting between tenants, especially when our roommates had occupied the apartment for 2+ years), as well as carpet replacement. When we asked for evidence of damage they never responded to our note and turned the bill over to collections. They were also unresponsive to... requests to clean the exterior windows throughout our tenure. In general, the actual staff in the building are nice, but the management group (sares-regis) is unnecessarily aggressive in the form letters they send and the way they conduct business - would never recommend living in one of their buildings.

Overrated/Overpriced/Underserviced
Yes, SF is expensive, no doubt. However, this building has shoddy amenities, is poorly maintained and is managed by perhaps the least friendly and incompetent people I have ever encountered.
Apartments are nice, however loud. Dogs defecate everywhere and there is no follow-up on anything. My advice: pass on Etta. There's plenty of much better value - not price - on the market!

The building, gym, terrace and units are stunning, modern, and all well kept. Gold star LEAD rating. The terrace includes a state of the art outdoor kitchen and bbq with dining table. There's also a fire pit and cozy lounge chairs on the second level; with an herb garden! A dog run for your furry friend and an indoor lounge with a fully equipped kitchen as well. Building staff is a pleasure... Neighborhood is awesome! Great food, shopping, local classes and art galleries right in the heart of SF... .
What more could you ask for?:)
