worst living ever
I have finally moved out from this place and I can not be happier. I would not recommend this place to my friends, family or anyone who wants a good and comfortable condo in an apartment complex. The Landing is presented as luxury apartments with super high rent, utilities and parking (final number will be way higher than you think). In reality this place is way below average. This includes low quality materials and equipment, thus resulting in many problems (not repaired in time); constantly... clogged trash chutes (so keep your trash at home), not properly working locks (you may not be able to enter the building or apartment whenever you want), constantly not working garage door (homeless are sleeping in their garage), no communication with management (they do not care about your problems) etc etc. Remember you are paying a lot for everything!! And of course when you move out expect all kinds of extra charges, damages for reason only they know but they are not going to inform you (100% get ready to pay a lot).. WORST LIVING EVER.

Not worth the price. Great staff and building but noisy environment - impossible to work at home
The Landing has a great building and the best staff onsite. But have serious problems outside their control, unfortunately. STAY AWAY from units facing Pennsylvania street (especially units X01-X08).

Super responsive, always wanting to be helpful. Always smiling too. They try to get to know you too. Nothing but praises here.
Building and facilities - 5/5
Still new, very well maintained. Love the style too. Modern. Gym is better than most apartments gyms out there. The sun... deck is lovely.
Now on to where it's not so good.
Smell - 3/5
You'll still get the smell of weed seep into your room every now and then. I don't know where it comes from but I'm assuming it's in the building because I can't smell it beyond a few dozen feet radius of my unit. And you'd be stuck with the smell of weed inside your unit for 1-2 hours. Could never find the source. Tried posting on the tenant forum. Manager sent reminder emails. Nada. Nothing can be done unless landlord investigates each unit, which is too intrusive.
Noise - 2/5
It's right next to a wood working shop and a MUNI vehicle dispatch center. Every day (weekends too) 7am you'll get woken up by vehicle backing alarms. It'll last through 8am. Then every now and then throughout the whole day - at times even at 11PM. They'll sometimes turn on the machine that hums for hours. Nothing can be done. Even after closing all windows (which sucks, because there's no other air circulation) and putting on white noise blockers - you can still hear the sound reverberate in your ears. It's so so hard to take meetings without getting distracted. Unfortunately, it's outside of the property's control. I tried escalating to 311, nada. So if you want to work at home peacefully, which we all do now, don't get units facing pennsylvania.

Premium pricing, even relative to other buildings in the neighborhood with similar or better amenities. They acknowledge that their prices are above market but won't lower their price.

Just note that you'll have to pay 2 months of (premium) rent to break your lease. It's above market.
