Prior to submitting an application, please be prepared to pay $60.00 per application effective December 2024, if you wish to proceed. The application fee is non-refundable once the application screening process has been started. However, you may transfer your application to an additional property within 30 days of submittal if you pass our screening guidelines and the property initially applied for is no longer available.

COMPLETELY FILLED OUT SECTION 8 APPLICATIONS WITH ALL SUPPORTING DOCUMENTATION WILL BE ACCEPTED, IF QUALIFIED (i.e. Current rental voucher for applicable rental counties, etc. . All verifiable sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount).

For applicants who use 1099 or business income, verifiable sources for personal income will be used for calculation purposes, not on the gross business income. Examples of verifiable income for 1099 or business income included, but not limited to, returns signed by professional tax preparer; electronic receipt of return by tax authorities, etc. Individual taxpayers may retrieve their own transcripts for their own purposes by accessing here: Caution: Any other entities is prohibited.

This process directly verifies income to protect applicants. We cannot accept business account information for income verification because it does not distinguish personal earnings from business-related finances.
