Well managed, safe, & updated

I’ve been renting here for over a year and have been pleased with my time here. Building management takes great care of general maintenance like painting and HVAC and have had quick turnaround with reporting issues in my unit. I’ve always felt safe and feel grateful to have quiet neighbors. This is a great place for the price point. While you may not have as many amenities, it is reflected in the price. Location is great as it backs to walking trails and is a couple blocks to downtown Parker.... While there isn’t always parking available in the lot, there’s normally availability in the street parking or free 48 hour lot across from the complex.

Beautiful facility but hard to do Business with

I attempted to rent a apartment with Parker Flats, they have beautiful building and very conveniently located in downtown Parker. The parking seemed low [no guest parking] and there are no garages available or a swimming pool. I paid the $300 for application and admin fees and a $300 security deposit to reserve the apartment. I received a 50 page lease from them for a short term rental, which had terms different than we talked about. I asked them to change, but they said that is their standard... and will not change. I told them I will have a lawyer review the lease. My lawyer told me that in 22 years this is the longest and most complex lease they have seen. They advised me not to sign it, Parker Flat refused to return my deposit saying I took more than 3 days to review the lease and get back to them. I received the lease document on the weekend before 5th of July Holiday. I am making a complaint with Attorney General of Colorado in an attempt to get my security deposit back. Only sign up there is you have no other options, and then be prepared to loose your security deposit and be tacked with all kinds of fees when you leave. I lost $600 for just attempting to rent a place there. Dishonest.

Hi AJ, We're very sorry that your residency in our community didn't work out. The lease you were sent is standard in the State of Colorado and is actually distributed by the National Apartment Association. We are surprised to hear that your Lawyer... was not familiar. We do have a 72 hour hold time in which we hold an apartment off the market for you and allow you to review and sign the lease agreement. Once that hold time is exceeded those fees do become non-refundable which is indicated during our application process.
