HOA is terribly managed, thin walls, inefficient unit design, etc
If you own more than 1 car, good luck trying to find assigned parking that isn't a 10 minute walk from your unit. HOA refuses to put a limit on rented assigned spaces so older owners can have as many assigned spaces as they want to keep others from renting assigned spaces. And no, you can't park in visitor parking spots as a resident. There simply isn't enough parking spots (assigned or visitor) regardless anyway.
Poorly maintained roads. Gate is almost always opened during "rush hours" during... the weekday and access code is shared with anyone and everyone regardless of if it's the resident code or vendor code. And yes, it's a slow and old gate that gets frozen shut or open during the winter snowstorms.
Thin unit walls so you can hear conversations with your neighbors. Poorly designed and engineered unit means minutes for hot water to arrive and very high heating and cooling bills during the winter and summer respectively.
HOA rules are pathetically thought out. If you work nights or any schedule besides a 9-5, you're screwed as far as trash days and times. The "club house" is tiny and it took the HOA months just to get repairs done for simple workout machines. The pool is tiny.
The HOA had the brilliant idea of placing plants near drive ways so that your drive way is as tiny as the concrete paving. Huge bushes that create dangerous blindspots, annoying shrubs that poke and scratch your car. Guess what? You're not allowed to cut these plants.
You're better off spending money elsewhere unless you're adversely desperate for a place to reside (not live).
