Exceeding two hours incurs a fee of the listing base rate or weekend rate for the day without discounts. Under two hours, the rate is $40 per half hour. Not vacating on time that leads to other losses, including guest refunds, will be billed to you. Quiet hours are observed between 10 pm and 8 am on weekdays and 11 pm on weekends. Violations of quiet hours or the strict occupancy limit may result in immediate removal from the property. This is a non-smoking property. Any type of smoke, vaping, or marijuana is prohibited in the apartment and outside the building. Smoking is only permitted on the street. Violations will incur a $200 per day fee. Removing the smoke detector or vaping may trigger the carbon monoxide alarm, leading to an immediate visit from the fire department and a $1000 fee, plus immediate eviction. The complex enforces a strict no-parties policy. Throwing a party, trashing the space, damaging the unit, disrespecting the property, or having undeclared extra guests will result in a $200 fine. Any theft or damage causing loss of revenue or incurred costs for future reservations will be charged to you. Pets are allowed with prior authorization. There is an additional pet fee of $20 for the first night, and then $5 per night per pet, with a maximum of $75 per month per pet. Guests are responsible for any pet damage and must ensure pets are on a leash outside the apartment and use designated bathroom areas with provided doggy bags. Parking is enforced, and the parking pass must be visibly hung from your rearview mirror to avoid booting or towing. A $150 fee applies for any lost parking credentials, keys, or access cards, and only one set of keys and access cards will be provided per stay. Keep all windows and doors closed to prevent bugs from entering the apartment. This home is not childproofed, and guests are responsible for the safety of their children at all times. Guests must have a valid working phone number; failure to provide one may result in reservation removal without refund. Mailbox access is not provided, so do not plan on receiving mail through USPS. All items in this home, including towels and kitchen supplies, are provided once per stay, and guests are responsible for refilling items during their stay. Do not enter the leasing office or communicate with property management staff. All guest communication must be through our platform. Violations of this agreement, or any lease violations (smoking, noise complaints, trash), will lead to an immediate termination of your reservation and a $500 fine. Our cleaning fee is based on a courteous guest; leaving the place in disarray will result in an additional $75 fee. While the home is professionally cleaned and sanitized, natural air movement may slightly alter its state between cleaning and your arrival. All guests must be declared on the reservation. Undeclared guests will incur a $60 per guest fee and may lead to removal from the property. You may not have additional guests beyond the declared party size. If there are any safety or maintenance issues, or if a security camera is disabled, we reserve the right to enter. We ask for patience regarding maintenance requests, as non-emergency issues like blinds or lightbulbs are addressed after emergency requests by the property management team. Tampering with security devices or storage is a house rules violation that comes with a $500 fine and instant non-refundable termination of your reservation; devices must be returned to their mounting plate immediately. The person checking in must be declared on the reservation and have an account that meets the listing requirements. You are responsible for the actions of yourself and your guests, and for any damages or loss of business incurred.
