Terrible Managemnt

I am extremely disappointed with my experience at Emblem at Christiana and would not recommend this community based on my experience.

Due to an unexpected family emergency, my stepfather passed away and I needed to relocate to help my disabled mother. I contacted management hoping they would work with me given the circumstances, but I felt there was very little compassion or willingness to find a reasonable solution. Instead, I was charged approximately $6,800 in fees for breaking my lease. I… understand that leases are contracts and that there can be financial obligations for early termination, but I was extremely disappointed that management was unwilling to work with me during such a difficult and unexpected situation.

Unfortunately, my concerns went beyond the lease termination. During my time living here, I also experienced ongoing issues with the property and amenities:

• There was frequently a strong smell of dog waste around the pool area, which made the area unpleasant to use.

• Trash cans were not consistently emptied and common areas often appeared poorly maintained.

• Residents were charged for pool tags, yet I rarely saw the tags being checked. I also observed people using the pool who did not appear to be residents.

• The pool did not appear to be adequately monitored, including when children were using it, which was concerning from a safety perspective.

• The property overall was not maintained to the standard I would expect for the amount residents are paying.

• The stairwells and other common areas were often poorly maintained and did not give the impression that they were being regularly cared for.

Overall, my experience left me very disappointed—not only with the condition and management of the property, but especially with how my situation was handled when I needed to move because of an unexpected family tragedy.

I strongly recommend that prospective residents carefully review the lease, particularly the early termination provisions and associated fees, and take a close look at the condition and management of the common areas before signing.

Worst game play by leasing

My experience with the leasing office at this apartment complex has been extremely disappointing. The staff seem untrained and uncoordinated—every representative provides different and often conflicting information.

As my lease was ending, I encountered numerous unexpected charges due to delays and mistakes on their part regarding lease extension communications. Despite these issues clearly being caused by their lack of timely response, they refused to acknowledge their mistakes and still… imposed hefty fines.

Email communication is almost nonexistent—they rarely respond, even after repeated follow-ups. When I visited the leasing office in person, they simply instructed me to send an email, which again went unanswered. This cycle of poor communication and lack of accountability is incredibly frustrating.

I would not recommend this place if you value transparent communication and fair

Nice location, no hot water

If you like hot water, do not live here. Place looks good and is conveniently located near several very cool places with easy access to 95. However, maintenance never responds to tickets. I've had a ticket on their portal for 5 weeks now without any kind of response, not even an acknowledgement. Pretty sure the hot water heater is on vacation mode so anything more than 10 minutes of hot water a day is out of the question, which really sucks for a 2 person apartment.

Amazing apartments with even better management and landlords

I’ve lived at emblem for the past year and it’s been nothing short of exceptional! Any issues that residents have had, the management addresses immediately, such as parking and slippery stairs. Residents complained and it was fixed within a month or two! Jazmin and Mag have been amazing, understanding and so helpful! The apartments are very modern, on top being in a convenient location. There are wonderful amenities as well as a great sense of community. I feel very safe with the keyless entry,… very well lit grounds and quiet neighbors. I’d recommend emblem to anyone, younger or older!

Totally Impressed!

I just moved in and I have to say that if living here is half as nice as my experience with the leasing staff I am in for a wonderful life. Amber was absolutely wonder! Walked around in the pouring rain to show apartments. Her feet and shoes were soaked and not a negative word. I had to change plans last minute and move in earlier and the entire office team got behind the change and made it happen. By mistake, I arrived early to use the game room/lounge. The team on site recognized me as a new… tenant, opened the door, allowed me to have coffee and watch TV since my service had not been set up. What a wonderful team at Emblem! I appreciate everyone's help!! If this is what I have to look forward to I will be very happy here!! Thank you everyone at Emblem!! Regards, Don
