Westview at Irvine Spectrum

I've lived in my apartment (unit 23531) for about a year now and I can honestly say both the space, and the property, are some of the best that I've every lived at (Irvine Company, or otherwise!)

The Unit: fifth floor, looking out over the ravine (loads of wildlife sightings, with no impact to you or your space), you honestly feel like you're in your own little slice of heaven away from the "urban" parts of Irvine. The vaulted ceilings are super classy, and keep the apartment at the perfect... temp year round. I think I've turn the AC/heater on twice since I've been in. Double balcony gives you a hosting space and a private space, and my neighbors have been nothing short of quiet and respectful. South-West facing windows, so loads of natural light, and yet my "direct sun" plants are thriving! I'm honestly so sad to be leaving this space, it may be the definition of perfect.

The Community: this onsite team is bar none - their professionalism, kindness, and stick-with-it-ness are honestly so refreshing. They've gone out of their way to make me feel like more than a "tenant" and more like a member of their community. They make sure that you are well taken care of, that issues are communicated in a timely manner, and are very respectful of your time and space. I've not once had to call maintenance, but my neighbors that I've befriended have reported that they are extremely responsive and kind as well. Ample amounts of guest parking, and they're very respectful, so no seeing the same car in the same spot for months at a time. I've never had a package mis-delivered (and goodness knows I love to shop Amazon) and if they're not brought directly to my door they're safe and secure in the Parcel Pending. I also get my dry cleaning picked up and delivered through their service which is an AMAZING perk I dont see talked about enough.

The Amenities: SO well maintained! The gym (open 24/7) is so far above what I'd expect from an apartment gym, and the weights and community items dont tend to walk away like they have at other gyms. The pools are sparkling, the grounds are well kept, and overall it's a safe and fun area to spend time. Grilling, gaming, relaxing, hosting, I've done it all at Westview's amenities and never once been worried that folks wouldn't have a terrific time.

If you're thinking about moving to an Irvine Company Apartment, and a solid unit to boot, I cannot recommend this space enough. Lee mas

I would give them zero star if it was possible. Irvine company does not deserve a star.
I recommend you to avoid any properties owned by Irvine company. At first, everything looks nice and clean. People are treating you with respect etc. but be ware that it is It is a trap. First, they imprison you by a ridiculous contract break fee (2 months of rent) so you can’t get out easily. On top of that, they charge you for even pre-existing wear and tear to the unit. The general view of Irvine company... towards their tenants is that tenants are ATM machines. They look for ways to over-charge you for anything possible and there is no escape (late fee, lease break fee, increased rent, repairs, cleaning, etc.).
The biggest way they rip you off is when you move out; when I moved in there was scratches all over the Vinyl flooring, I took pictures and sent them to the management. They said that is fine and they don’t charge me for these and it is considered wear and tear. That is a big lie, on move out, they charged me for an entire flooring of the flat even though I sent the them the original pictures of the scratches. My pictures from the move in day proves that the flooring was not new at all. However, with Irvine company you have no rights. It is just them and their money.
Although Westview is newer than the other complexes nearby, still there are renovations and repairs going on everyday. The management just says that this is apartment life and we cannot do anything. If you are looking for a relaxing and comfortable place to call home, I don’t think Irvine company can provide that for you. They are there just to rip you off.
The company is very rigid and oblivious to their tenants problems. They just think about their profit, hence, you are better off avoiding any property belonging to Irvine Company no matter how nice it looks, unless you are connected to an unlimited flow of money. Lee mas
