Casa Vieja Apartments

This building is a dump in every sense of the word. There are a lot of older buildings in Sherman Oaks but this one is in such bad shape. Expect leaks in your apartment and all around the building. The parking situation is dreadful, that lot should not have been permitted.
The building has a 1/2 way house feel to it with extremely sketchy tenants. You will not feel safe in your own home.
Avoid this building if you can and keep looking. I promise there are buildings in this price range that... actually believe in basic upkeep.

First, the 1 bedroom listed here is actually 486 square feet not 600. Second, nope, not even close to well maintained! There are absolutely no benefits at all to living here. In addition to the above:
Washer and Dryers have been broken for years
Constant leaks around the building and in various apartments
2 apartments had recent carbon monoxide leak problems
Disrespectful neighbors who fight loudly and will keep you up at all hours of the night
On-site manager who shares confidential... information about tenants
Maintainence requests go unanswered for months Lee mas

You will regret living here! The newest management company is the ABSOLUTE worst.
- There have been 4 management companies in 6 years and the current management is completely unresponsive and inefficient. They lack basic communication skills. The new management waited a full month to provide their contact information when they first took over so all maintaince requests were on hold for a full month.

- they tore up the tile outside the front door and by the mailboxes and never told tenants it... was happening. Some of us got trapped in the building because we couldn't use the front door. Beside not having any permits for this project, tenants were never informed to make plans to be out of the building and access would be denied. Managment sent a group text hours after trapping tenants in the building saying they didn't know construction was starting.

- The on-site building manager has no previous management experience and is completely in over her head.

- The washer and dryers have been broken for about 4 years. The current on-site manager promised to fix this but its been a year and it hasn't been fixed.

- for no apparent reason the on-site manager had the front door code changed one day but it wasn't changed properly. If you hit a wrong number it would make a loud screeching sound. It took weeks for the on-site manager to post a note on what to do to end the loud, horrible sound. Several of us were woken up in the middle of the night when the noise was set off and someone didn't know how to make it stop.

I could go on and on because every day there is a new problem or issue. Avoid living here if you have any other option at all. Lee mas

I moved in a couple months ago after the new on-site manager Amy started. She is a wonderful manager who has really fixed it up. She is easy to talk to if I ever have a problem. So far, I have enjoyed living here. The grounds are neat, the pool is clean, and there is a brand new bbq and patio furniture. Major upgrade from my old apartment building!
