Nothing could convince me to live here again. Unfortunately, I have been looking forward to leaving since before I even finished unpacking.
You need to know that our mail has been stolen so many times, for over a year, to the point that the Post Master of San Bruno has literally revoked our building's right to have USPS mail delivered. Frustrated residents have requested updates to protect our mail room to prevent the thefts, but this multi-billion dollar company won't even install a camera.... They are not offering to pay the ~$200 yearly cost of a P.O. box.
It is also important you know that the management requests residents "acknowledge that [they] are not an enforcement or investigation agency, and do not advertise security in our community" (per 2022 General Manager), so when your car is broken into and emptied inside the gated garage, they will do nothing. In fact, as per a report on our resident forums, they'll even charge you for a new parking garage fob to replace the one stolen from you. This same policy is what has led to our unapologetic loss of mail service.
EVERY other complaint you see online is true. It's dirty, loud, and unsafe. The management is friendly until you've signed. The renovations are cheap and the "smart" tech installations malfunction frequently. The only redeeming factor at this complex is the maintenance team, which is always prompt, kind, and understanding.
My advice is do not walk, RUN from ALL Equity Residential owned properties.

Don't ever live here if you need a quality life. The apartment is old, has thin walls, and uses cheap alliances. Fire alarm goes off multiple times in a week, the front office didn't even bother to explain why.
There are a lot of homeless people near the Bart station, which makes this community very vulnerable because sometimes they will come into the community to wonder around.
The worst part is the move out process. They will falsely charge you for painting and cleaning fee and show you... photos of damaged walls. I could see from the photos that the walls were obviously dirty, but I would've clean it if I ever saw it because who wants to get charged for cleaning fees right?? So I wrote an email to the front office saying that I didn't cause the damage and attached a video evidence of the clean walls, which was taken one hour before returning the key. The front office just ignored the video evidence and insisted on saying that the charges are true and accurate, but when I asked them which wall in my apartment is damaged, they said they couldn't remember. This got me thinking that they might purposely damage the walls or just used past photos so that they could get money from me. I also need to follow up multiple times to get them to reply to me. But until now they are still not willing to withdraw the charges.
I don't recommend living here.

Great location and neighborhood!! :) Our apartment is next to Trader Joe's, Costco, Starbucks, Chase Bank and South San Francisco BART Station! What more could you ask for? And it's a Pet Friendly and NON-SMOKING community! It's also very well maintained by friendly staffs in the leasing office. I just love our home sweet home!

We have been really happy with our experience at South City Station. The convenience of being right by BART is awesome, not to mention Trader Joe's and Costco. We are located off of the courtyard, and are really appreciating the landscaping (and hummingbirds) and it's been very convenient walking our dog around the grounds. Apartment is clean, quiet, and comfortable. The high ceilings are great and closets are huge. Staff have been helpful and accommodating. Noise from the bus arriving at BART... or from the 82 might be annoying for some apartments.

This property has some great perks. Walking distance to BART, Costco, Starbucks, Trader Joes, and Chase. Most being inside our building. They are doing a great job at upgrading the grounds. New BBQ area and fresh hot tub. The only downfall is there is no pool. The amenities are mediocre compared to other luxury communities.
