AVA Studio City

Lived at AVASC for 1 1/2 years. It provides a place to stay in an emergency situation, but the safety concerns, uncleanly environment, and maintenance issues aren’t worth the price.

Pros:
- It provides a place to stay at the bare minimum
- Some of the maintenance people you run into are very nice

Cons:
- Safety concerns: I had strangers come to my door looking for the previous tenant and homeless people approaching me for money in the garage where I parked. The hired security focus more on... visitor parking violations than the people who camp at the gates and slip in behind residents. As someone who was living alone, this was very concerning for me and honestly unacceptable for the amount of money you pay to stay there.
- Uncleanly environment: This isn’t directly AVA’s fault, but part of your AVA experience no less. Dog owners let their dogs go to the bathroom and get sick anywhere, to the point where I had to step over dog poop just to get in the elevator and walk around puddles of pee and vomit whenever I wanted to check my mail. Again, not an environment worth what they’re charging.
- Maintenance & management issues: In my unit alone I had a broken AC unit, a new AC unit that started leaking on the ceiling, lack of warm water on three separate occasions due to a faulty boiler, a broken patio screen door, and three different kitchen cabinet doors come off the hinges. This wouldn’t be that much of a problem if maintenance was quicker to respond or followed through when they said they’d arrive to fix something. Management is equally hard to get a hold of, and I’ve had to send multiple emails and resident app requests just to get a timely or money related question answered. Not a welcoming or supportive experience at all.

Also beware that you’re charged trash and water fees separately based on *community usage* not personal usage, which makes it impossible to budget for living expenses or even anticipate what they’re expecting you to pay every month. I’d recommend thoroughly exhausting all other living options before even considering AVASC. Lee mas

Current resident at AVA 10925 building dealing with water damage on an entire room in our two bedroom apartment. Its taken AVA's team two weeks to start renovations along with horrible communication from there team and zero help. We are being charged full rent to sleep in our living room. Zero response or accountability from team and total neglect to tenants and care. AVA will continue to get rent from 35 units effected with water damage along with compensation from there insurance company with... all the building damages. Not sleeping in our room for two weeks with another week minimum of construction in our room AVA has told us they will not be pro rating our rent along with telling us the living room is fine to sleep in. If you are planning to come to live with AVA because you think they are a big company and can do things for you please think again, it is frankly the complete opposite. Lee mas

The lack of security is absolutely appalling. There is ZERO and I mean ZERO security in the mailroom. I have only been here for 6 months and two very important packages have already been stolen. And that is within 8 hours of them being delivered. There are zero security cameras in any of the mailrooms so when something is taken it will never be caught on camera. You are told to file a police report.

The only place they have security is at the bbq and hot tub area. at 10:01pm they will always be... right there to tell you it is closed but they will not be anywhere else to ensure that theft or homeless people are not coming in.

If security is a priority for you I would 100% not recommend moving here. It is not safe for you or your valuables that you work hard for.

They charge WAY TOO MUCH to not have ANY security. Imagine paying these prices but you cant deliver mail to your home because it will be stolen immediately? INSANE Lee mas

This place is falling apart. 32 residents in total have had water leaks in their apartments for the past three months. Entire apartments are being gutted and management refuses to relocate residents and is still charging full rent. Personally, my heat didn't work for a week and almost everyone in AVA II has had issues with their hot water and maintenance refuses to fix it. There are crazy homeless people everywhere inside the buildings and the garages. I had someone try and break into my home... one morning. Management does nothing. Stay away. Lee mas

My fiance and I have been living here for 2 years so far and we have had a great experience! Having free parking and amenities like the vegas style pool have been so nice.
Cisco, Lauren, Miranda at the leasing office are the best. They are always so friendly and helpful.
HIGHLY RECOMMEND if you're looking for a place outside of the city but close enough to all the fun places in LA.
