Not Worth the Stress – Avoid Living at Ashford Belmar

Living at Ashford Belmar has been a frustrating and disappointing experience. Since moving in around 2022, I’ve seen constant turnover in management — there’s a new manager every 3–6 months, and unfortunately, that lack of consistency shows in how the property is run.

The leasing office is unhelpful and unreliable. They’ll tell you they’ll fix something, but rarely follow through. The amenities are a joke — they’re constantly vandalized and... closed, and the sauna and steam room have never worked since I moved in.

Parking is a nightmare. Even if you pay for a reserved spot, you’ll often find someone else parked there or in fire lanes. When you report it, the leasing office just shrugs and says they don’t know what to do.

The environment isn’t pet-friendly either — there are loud parties regularly, and broken glass is all over the property, making it unsafe for dogs and even people walking around.

To top it off, the rent charges change constantly. You have to check every single month to make sure you’re not being overcharged.

This place is poorly managed, unsafe, and not worth the money. I wouldn’t recommend it to anyone. Lee mas

Most recent issue consisted of putting in a request for our broken oven. Put the service request in 3 weeks ago and still haven't had it fixed. Now its THANKSGIVING and I can't even cook in my apartment. Family flew into town and we have no way of making food for them. When I went directly to leasing, one of the staff jokingly told me to "just take them out to dinner" instead. This is one of countless issues we've had with management. Broken appliances that go months without fixing and... indifference from onsite management.

When we first moved in, the unit was in such bad condition we fought for financial concession. It was only after I contacted the Waterton Property Manager for the state of Colorado did any progress get made.

It truly is a shame because the units themselves have so much potential. Yet all of this is wasted on incompetent individuals who have no regard for quality service to their tenants. Lee mas

They just don’t care about people and things always break down and take forever to fix.

The managers at the office have changed over at least 5 times in the 3 years I've lived here. The amenities are almost always in a state of disrepair, the gym is always dirty and missing equipment, the pool and hot tub is closed more often than not, I've tried using the theater a few times but have since given up since it never works, the package room is a disaster. If you ever have a maintenance issue, I hope you're handy enough to fix it yourself, otherwise you'll wait a month minimum for... anyone to contact you, which often doesn't even include the extra multiple weeks for it to actually be fixed. The only consistency that you can count on from anyone working for Ashford or the Waterton company as a whole is that they'll constantly dodge your questions, blame you for having issues, and that you'll never receive any communication from them unless they need something from you. Maintenance is non existent. My smoke detector was non functional for over 8 months. I have a LONG list of other issue- washer broken for over 6 months with no resolution, issues with toilets since I moved in, etc etc. multiple neighbors with mold in the unit. None of the amenities are ever functional. Do yourself a favor and run far far away from this place.
