Mold , flooding , lack of attention...

Mold issue , alarm issue , property management is terrible , only time they contact you if to charge additional fees . Flooding of parking lot ... Need I say more?

I'm sorry that you have not had a good experience at our property. We value every tenancy and try our best to address every non-emergency issue within a reasonable time frame. It is very concerning that you say you have/had a mold issue. Please... contact me directly so that we can address your issues immediately - we would want to investigate a claim like that right away. Regarding additional fees - we do not charge any additional fees other than should you choose a month-to-month lease option at renewal, or perhaps have an after-hours lock-out. Unit 211

Apartment iis 1 year old but with problems. The hot water runs out real fast and when you call maintain they always say there is no problem. No central air just electric window units which costs a lot in utilities plus does not work well and last it is to small for the price.

I'm sorry that you experienced an issue with your hot water and air conditioning. Garden Homes is very committed to providing our over 9,000 tenants with excellent customer service. We have a 24/7 emergency Maintenance Line and an online... Maintenance Request system for non-emergencies so issues can be addressed in a timely manner. I have reviewed your tenant file, and no Maintenance Request was ever submitted. If you had notified Garden Homes of this issue at the time you were experiencing it, our very capable maintenance team could have checked it and adjusted if needed.

This building has been designed to conserve natural resources and be as energy efficient as possible. The hot water heater is an on-demand system so you can't run out of water. If for example, you were to run your dishwasher while you are showering, you could tax the system of heating up the water fast enough for the demand of multiple locations requiring a great deal of hot water. That would be the case as well with a traditional hot water heating system. But, under normal usage, the on-demand system works well and, like the tenant controlled high efficiency heat/a-c unit, helps keep your utility bills to a very reasonable cost.
