I would give this place zero stars. This is just plain outdated community and the units are full of termites. They swarmed every day the units. If you are unlucky to have a first floor unit because stairs on a daily basis are a no-no due to knee injuries, you'll be in for a horrible surprise. Anyone, I mean anyone, walking on a second floor unit, you will be able to hear as stomping above you. And it doesn't matter if it's an unit that's not directly above you, you will feel the walls shake and... thumping noises 24/7. When anyone in the building walks in their unit upstairs, you will hear it (there are 16 unit in each building). So imagine how little sleep you will get here. Toilets flushing, washers on, showers on, bathroom sinks on, you will hear everything. Bedroom walls are paper thin, I could hear conversations from my next door neighbors every day. You can hear people talking upstairs through the heating vents while you live downstairs. Bedrooms walls that share kitchen walls to other units, so slamming cabinets door will shake your bed if the headboard is against the wall. Pictures that are hanging from the walls will also shake. The wood panels on the balconies are rooted and coming off and falling to the floor. Windows that are old and your landlord would not replace, will leak inside when it rains. The management will patch them up. That's all. All the fixes in the community are patching up. Outside lights are being patched up. Cables are rigged and then put underground. If your unit is next to the electric box, good luck trying to sleep as the alarm is located there and will not stop until someone from management come and turn it off. I saw this place online and had 1 week to move to Florida and get a place. There were not many options and this one was the "best" because of the gated community. I wish I could have gotten an Air-bnb instead. I haven't been to the 2 pools yet and probably will not be going since the next door neighbor always tells me about the several mold patches the pool has. Lee mas

Its amazing that Diane the itopia manager took care of this issue . I had a leak and a new tenant needed to come in . she made sure that all was done before the tenant came in . We need to say it like it is . The peoples listen to your concern and problems and try to find solutions asap .

Horrible place to live. Constant harrasment by the self elected condo association. I did not own my unit and was treated differently than the other people that owned. The front office can never find a feasible solution to fix issues eventually I had to move out.

My husband and myself rented 3 different times here in Itopia. This place is awesome. It is filled with beautiful scenery, 2 swimming pools that you can swim in year round. And a lot of friendly people who are pet lovers. This place is super quiet. Very well maintained and clean. The units are simply beautiful. They truly put you, the tenant first. I would highly recommend this community.
