There are better luxury apartment options in Atlanta than The Arya.

From the outset, the apartment was not move-in ready. At move-in, we submitted a three-page written list of defectsdocumenting numerous issues that should have been addressed prior to occupancy, including flooring problems, cleanliness deficiencies, incomplete repairs, general condition issues, and pest problems. Many of these items were never fully resolved.

Beginning April 2025, window water intrusion was reported and... remains unfixed as the lease concludes — persisting for more than seven months despite repeated written notices.

Additional documented issues included:

August 2025: A concierge read private guest information aloud to an unrelated third party and allowed unauthorized access.

August 2025: A different concierge acted unprofessionally and refused to follow building procedures.

September 2025: Valet trash service was not performed, yet fees were still charged.

Improper EV charging fees were billed and required written disputes.

All of this occurred while the property cycled through four different management teams in a 12-month period, with each blaming prior management and none resolving the ongoing issues. Despite months of emails and formal letters, no response was ever received from management, including communications sent directly to the CEO and President of the management company.

As the lease concludes, all move-in, maintenance, and operational issues remain unresolved, with no response from management. Based on our experience, we do not recommend living at The Arya or doing business with its management.

I recently relocated from NYC & after viewing probably 10 apts I finally settled on Arya. I read a previous review about the walls being paper thin and being able to hear everything. Idk if my neighbors don’t talk but I literally don’t hear anything. I wasn’t even sure if anyone actually lived next to me until the neighbor to my right was randomly playing music at like 3 am & even then, to me personally the sound proofing reduced a lot of the noise. I will say that you can hear ppl in the... hallways passing by but they’d have to be really loud. Unless you’re sitting in your apt in complete silence, I can’t imagine how you could hear your neighbors talking and even then I think they’d have to be screaming. I will agree that the materials used are cheap, particularly the doors in the apts feel cheap as hell. I live facing the homes in Brookwood Hills and the highway & I literally don’t hear anything. The concierge I do agree has a tendency to be regularly missing from the front desk. They’re also not there 24hrs but the building I feel is pretty secure, you cannot do much without a key fob. As far as maintenance, the 2 times I requested assistance they came right away. The parking lot seems pretty secure to me, I haven’t seen any cars that were broken into. The restaurant has now been closed so there’s way less ppl parking in the public parking lot but there’s a nail salon as well. I personally don’t go through the lobby, I use the elevators by the loading dock but the lobby is on the first floor and when you exit the resident parking lot you’re not in the lobby. My only hang up is the utilities are a lot more than I expected, there’s a lot of different fees such as sewage, water, package delivery and something else I’m can’t remember. In NYC majority of apts are only responsible for electric and gas. Lastly I wish the gym had more equipment, I have to get a gym membership still to work out the way I usually do. Overall I really like Arya, it’s quiet, I don’t see unhoused ppl just hanging around or begging for $$. I mostly feel safe in this area but I’m always aware of my surroundings no matter where I’m at. Had a lovely experience touring here - Keri was great when attending to your needs as a potential person that would lease. She would take the time to show you multiple units to gauge what you would want.
Come time to actually wanting to sign the lease: went through the whole process, got approved etc - and then no follow up. I didnt recieve a lease to review until a couple of days before move in. I didnt even get notified that I had even GOTTEN the apartment in the month between getting... approved and getting the lease sent over.
Move in day: you're supposed to have the loading dock reserved for your move in day. Another resident took up the space and made it impossible for me to move in, even though I reserved that time slot 2 weeks prior.
As a resident: one thing during the tour that they boasted about was the soundproofing of the balcony window/doors. This is not true. I can hear every conversation, every laugh that occurs outside of this window - and I repeatedly check to see if it's closed properly.
The walls are paper thin (hence poorly constructed, or made with cheaper materials). I can hear people closing doors upstairs, walking in the halls, and can hear full conversations from the next apartment. They have quiet hours which are not inforced - i have neighbors throwing parties until 3AM every weekend.
The clubroom is always reserved somehow - either by another resident or by the apartment itself. The gym doesnt even have a stationary bike??
Safety: A few weeks ago a couple of cars got broken into inside the parking lot. You share the lobby with all the people coming and going into the bar+restaurant. Ever since the opening, there's been no guest parking (their valet takes up resident guest parking as well). The concierge tends to never be there anymore since the opening as well? There have been multiple days where I've waited for 30+ minutes to ask them for something and they just arent there (and after speaking with another resident who comes down to check in gain, they aparently disappear for an hour at a time).
Maintenance: The inhouse maintenance is the worst. I have been asking for the LEAST amount of work to be done for the past 6 months with over 5 work orders for the same thing, and they never complete it. They came in, and flat out refused to change my light bulb because it was flickering and not fully blown out. It's a LIGHT BULB. I've been having major issues with my fridge and they've just gaslit me out of it. Lee mas
