There are better luxury apartment options in Atlanta than The Arya.
From the outset, the apartment was not move-in ready. At move-in, we submitted a three-page written list of defectsdocumenting numerous issues that should have been addressed prior to occupancy, including flooring problems, cleanliness deficiencies, incomplete repairs, general condition issues, and pest problems. Many of these items were never fully resolved.
Beginning April 2025, window water intrusion was reported and... remains unfixed as the lease concludes — persisting for more than seven months despite repeated written notices.
Additional documented issues included:
August 2025: A concierge read private guest information aloud to an unrelated third party and allowed unauthorized access.
August 2025: A different concierge acted unprofessionally and refused to follow building procedures.
September 2025: Valet trash service was not performed, yet fees were still charged.
Improper EV charging fees were billed and required written disputes.
All of this occurred while the property cycled through four different management teams in a 12-month period, with each blaming prior management and none resolving the ongoing issues. Despite months of emails and formal letters, no response was ever received from management, including communications sent directly to the CEO and President of the management company.
As the lease concludes, all move-in, maintenance, and operational issues remain unresolved, with no response from management. Based on our experience, we do not recommend living at The Arya or doing business with its management.
