City Plaza Apartamentos

I initially sent my review directly to the leasing office via email in hopes that my feedback would be taken seriously and used to improve the experience for future residents. Unfortunately, I never received a response. Nearly three months after moving out—without any final statement or notice—I was suddenly sent to debt collections.

When the charges were reviewed, the total had to be “readjusted” due to mistakes, highlighting how chaotic and careless the process was. Many charges were... supposedly backed by close-up photos claimed to be from my apartment, including replacing the entire carpet or flooring. This was hard to believe given that the apartments in general are poorly maintained—units are handed over dirty (sand, rocks, earrings, even small elastic bands), dusty windows filled with gunk and spiderwebs, and neglected maintenance. It felt as though upgrades were being done at the expense of former tenants.

This was incredibly disappointing after being a resident at City Plaza for two years. When I moved in, the apartment was not properly cleaned. Rent increases came with no noticeable improvements. Amenities like the gym remained neglected; a machine was missing attachments, and when I asked about repairs, I was told it was “not in the budget,” even though the fix would have been minimal.

The pest problem was another serious issue. Cockroaches persisted in my unit until the day I moved out, despite multiple reports. While some leasing staff were professional, the same cannot be said about security. One guard was consistently rude, unprofessional, and hostile—yelling at residents and guests, arguing with delivery drivers, and even confronting me for briefly standing outside to say goodbye to a friend. His behavior made residents and guests feel unwelcome.

City Plaza markets itself as a luxury apartment, when in reality, it isn't—units are poorly maintained, amenities are neglected, and residents are treated unfairly when issues arise. It might have potential, but professionalism, communication, and respect for residents are clearly lacking. Sending a loyal tenant to collections without proper notice, making mistakes in final charges, and trying to shift renovation costs onto former tenants speaks volumes about their priorities. I strongly urge anyone considering this complex to think carefully—especially students, as there are many better apartment complexes with similar or lower costs. Lee mas

Save your money unless you enjoy having 30+ cockroaches as roommates! Assistants have been little help. Management has not reached out even though they said they would. We are 10 days into our lease and we have not slept a single night here due to the unsafe living situation. They wanted proof to confirm the roaches and after sending them multiple pictures and videos, they were still little help. Pest control comes once a week, where did they expect us to live in the meantime? Even after pest... control, we are still finding live roaches running around in every room and bathroom. Guest bedroom and bathroom were not cleaned before move in. When we cleaned it ourselves, the vacuum pulled muddy water and dirt out of the carpet. Pink mold found on the shower heads. Living room and kitchen was not swept before move in as we found dust, dirt, and miscellaneous particles. Unit was NOT cleaned thoroughly. All of this was very surprising as City Plaza has great reviews and seems like a great place to live. I am sorry to leave such a harsh review, but as a college student I cannot afford to pay for an apartment that I am unable to stay in due to the unlivable conditions. Lee mas

I really enjoy the aesthetics of this place and the security that it provides. It's very modern and a special key is required to get in and out of the complex. Located in the heart of downtown, it's definitely needed. Also a short walk from Georgia State University and the State Capital makes this a very affordable place to live.
