The community itself is safe, peaceful, and generally quiet. Maintenance is 10/10—always helpful and professional. However, the leasing office is the biggest issue. They are not supportive when life happens and will make things harder instead of working with you.

Brittany specifically left a bad impression. She starts off overly nice to get good reviews and commissions, but once you’re locked into a lease, the attitude completely changes. Zero empathy, zero humility. Please don’t fall for the... fake friendliness—it doesn’t last.

They charge extremely high fees on top of already expensive rent. On top of that, they give very last-minute notice for pest control and community events. Pest control has even entered units at inconvenient times without proper notice.

Not everyone in the office is bad—Mr. Willy is the BEST part of this community. Always genuine, friendly, and proud of his work. Unfortunately, the rest of the office staff brings the overall experience down.

If you plan to live here, make sure your finances are beyond stable because they will not work with you during hard times. Once you sign the lease, you’re on your own. Lee mas

If I could give negative zero I would!! If you never read a review and took it serious take this one very serious. I moved here 02/16/25 I am moving out 02/22/25! This is the soonest I could find reasonable movers. This place is infested with roaches. it’s in the appliances and carpet I kid you not I didn’t notice until I had already moved in and turned on the heat that when all hell broke loose . And then they try to act like they don’t know they are moving you into an infested apartment with... infested appliances I have spoken to neighbors and they have confirmed how bad they are. When I told them they told me they would put in new appliances but lied and put in another roach infested refrigerator that they tried to wipe down. Few things to keep in mind while moving in :
1. Current management staff is very incompetent. If you call the office for something, always expect to get their voice mail nd don't be surprised if you don't receive a call back. If you do, I can assure you it won't be in a timely fashion. The front desk guy does not have knowledge of whatever you ask for, Britney is Rude and the manager Jennifer is not... available most of the times in the office for whtever reason and does not respond at all when you reach for something and have to follow up so much to get an update. Not helpful at all. Have been leasing apt for some past ten years, but here they will make sure you move out instead of being helpful.

2. The rent will increase considerably from year to year, so be prepared! . Our rent went up suddenly because they are renovating apartments people are moving out and are charging current tenants the same price as the new one with NO NEW renovations in our apartments There is a TERRIBLE roach problem. There have literally been times where cockroaches were crawling on our bedroom wall above us while we slept and you can see them crawling all over in the patios and bathrooms. They charge whooping amenity fees on top of the rent like trash\pest control\, etc etc which costs more than $100/month, but Breezeways always smell like marijuana and look so dirty, Dog poop is everywhere, and you can even see trash over some places. Not sure where all the maintenance money is going and even this keeps increasing every year

The only positive I can say about this property is the maintenance people were great. They are very polite and professional. I hope the leasing office could learn something from them.

Don't do it. It would be more sanitary to sleep outs I. A cardboard box. The refrigerator stove and dishwasher are infested. My smoke alarms triggered daily for 2 months before they came to replace them and when they did roaches were running down the maintenance guys arm it wAs disgusting. We opened the door for the pizza delivery and roaches fell from the door jamb onto the pizza box. Things that were supposed to be fixed prior to moving in were not. I have video, pictures and recordings. We... asked for the appliances to be replaced they refused stating that they did want to risk new appliances getting infested. DONT RENT HERE!!!! Lee mas

They forced valet trash on us (who is suppose to come 7 days a week) and they don’t come for at least twice a week & do not offer tenants reimbursement... for what we are paying a month for trash.
