Needs Major Improvement

I normally don’t leave reviews, but after living here for over a year, I feel it’s important to share my experience for anyone considering this property.

One of my biggest concerns was the gate being nonfunctional for a long stretch of my residency. During that time, my neighbor’s car was broken into — something that likely could have been prevented if the gate had been working.

I also dealt with several major maintenance issues that were either delayed or never fully resolved. This included...
pests, mold, window screens that caused a heavy draft, a toilet that consistently malfunctioned, and a leaking sink. Some of these concerns raised real habitability issues. Communication with the office was also a struggle, and many emails or requests went unanswered unless I followed up multiple times.

At the start of my lease, my washer was completely unusable — filthy, moldy, and producing mildew-scented water. It took about a month and several follow-ups before a replacement was provided, which set the tone for the rest of my experience.

Parking is another major challenge. If you don’t get home before around 7 p.m., finding a spot near your building is extremely difficult.

The move-out process brought its own concerns. I was told I’d be charged for an additional water billing cycle that extended beyond my tenancy, something I’ve never experienced elsewhere. I was also told I’d be charged for clean, undamaged drip pans unless I replaced them myself. When I requested clarification in writing, I was asked to come in for a meeting instead of receiving a written response.

Overall, this property has potential, but unresolved maintenance issues, communication struggles, parking problems, and questionable move-out charges made my stay far more stressful than it should have been. I recommend thoroughly documenting everything if you choose to live here.

RAT INFESTATION!

I’ve lived at Springs at Hurstbourne for several years, and unfortunately, I can no longer recommend this property. The rat infestation has been a serious, ongoing issue for over three years, and it continues to get worse. Rats are frequently seen near the parking lot, trash areas, and around the buildings. It’s a major health and sanitation concern, and management hasn’t taken meaningful steps to resolve it.

On top of that, the pool is consistently dirty and poorly maintained. The water is...
often cloudy, debris collects at the bottom, and it smells bad. It’s not something you’d feel comfortable or safe using, especially in the summer months when residents should be able to enjoy it.

These are basic quality-of-life issues that should be prioritized, and it’s frustrating to see them go unaddressed. Until management takes real action on both the rodent problem and facility upkeep, I would strongly caution anyone considering moving here.

Terrible

Management is condescending and rude. Just ignore work orders. Dog waste everywhere. Security gates broken 50 percent of the time. Fees,fees,fees! Garbage only gets picked up 50 percent of the time. Run away

amazing first apartment

This place has been amazing. I have been living here for over two years. Location wise it is perfect especially for a single woman. I have had zero issues with my apartment. Haven’t had any crazy neighbors or creepy situations. There has been some car break ins here and there but that can happen anywhere. Everything works as intended. There is plenty of restaurants and grocery stores around so living here is perfect. Very pet friendly so I have had no issues with that. Only complaint I have is... how expensive it is to live here. A lot of extra fees for the boujee add ons but for my taste it is expected but still a bit too much. The property manager is very nice and always answers when you call. I would forsure recommend this place to anyone.

An excellent place to live

We lived here for a year, and everything was great. Briani helped us get settled, she is extremely kind and helpful just like everyone else working here. Maintenance is always very quick to respond to your requests. And we enjoyed the monthly community events very much! Springs is simply "highly recommended".
