Rents are way too expensive.

The building once offered a safe, well-managed environment, but unfortunately, the overall living experience has gone in the opposite direction. The security presence has decreased, and incidents around the property have made the environment feel increasingly unsafe, particularly in the parking garage, which is not actively monitored. Despite paying for a reserved parking space in the outside lot, enforcement is lax, and non-residents frequently park in assigned spots. Although management claims... violators will be towed, this policy is rarely enforced. Access control has also weakened. The gym is routinely used by non-residents, and the security/concierge desk is almost always unattended, leaving shared spaces vulnerable to unauthorized use and allowing anyone to gain access to the building. The coffee station, once a nice perk, is now frequently empty or left unclean, a small detail, but one that reflects the broader decline in service and care. Perhaps most frustrating is that monthly rent has increased significantly, and the cost no longer reflects the level of safety, service, or amenities being provided. For the current rates, residents should expect far better management and accountability. At this point, the pricing is not competitive for what is offered in this area. The walls are very thin. There is no such thing as privacy in this building. It is inevitable that you hear your neighbors and they hear you. The apartments always smell like food someone else is cooking or cigarette smell. The halls and stairs always smell like pot. The clothes drying in the unit will cost you a fortune. It is very inefficient and takes forever to dry. This property used to maintain a higher standard for residents, and it is disappointing to see the lack of oversight and responsiveness take such a toll. The resident base used to be professionals. Now, it is increasing younger and unsafe. It seems like the apartments have more people in them then are on the leases. I sincerely hope management takes resident feedback seriously and works to restore the security, cleanliness, and quality that once made this a desirable place to live.

Used to be a nice place to live. Not anymore.

I’ve lived in this building for several years and truly enjoyed it. Until the new management company took over. Since then, things have gone downhill fast. The noise level has always been high. It is frequent to smell others cooking and or cigarettes in the apartments. They are not well insulated. The cigarettes are a big problem. It is also frequent to hear others through the walls and ceilings. The apartments are not sound proofed. I’m often woken up in the middle of the night.

They are...
hiking rents by hundreds of dollars with little to no justification, well above market rate for the area. Longtime residents who’ve been part of this community for years are being priced out, one by one. It’s clear that the new management is more interested in profits than people. It is sad to see people losing their homes.

Maintenance has slowed down, communication is poor, and there is a noticeable lack of care for the property and the tenants. The sense of community we once had here is disappearing. The clientele has gone way down.

If you’re considering moving in, look elsewhere. Especially if you’re hoping for fair pricing, responsive management, or any kind of longterm stability. What used to feel like home now feels like a revolving door. There are many lower priced and better buildings in the area.

Totally mismanaged building with outrageously high rents.

The new management company clearly does not care about long-time residents. Many tenants who have lived in the building for years are moving out, and they’re being replaced by large groups of people trying to split the rent. It’s not uncommon to see three or four people living in a one-bedroom apartment — a direct result of rents being raised far above fair market value for Lawrence. The management company has zero loyalty to long time...
residents.

They advertise amenities that don’t actually exist or aren’t maintained. The hallways are dirty, lights are broken or missing, and the grounds are neglected. Leases say “no personal items in common areas,” yet the halls and garage are full of clutter. The walls are paper thin — you can hear neighbors’ conversations and barking dogs at all hours.

The fire alarm goes off at least once a week, often in the middle of the night, forcing the whole building outside to wait for the fire department. It’s disruptive, stressful, and unsafe.

The building is not in the best area, and entry doors are frequently left unsecured. There are often unauthorized people or homeless individuals in and around the property. Amazon packages are frequently stolen, and management does nothing about it.

This place is not worth the rent they’re charging. You’ll pay a premium price for a poorly maintained, noisy, and unsafe building — definitely not worth it.

Terrible management company that cares more about their bottom line than they do about the residents. The rents are way too high for Lawrence and well above others in the area. Don’t be fooled by thinking of you pay a lot for rent you will be in a better building. They will raise your rent substantially with each new lease. So much that you’ll have to move.

Nightmare

This is the worts complex ever. Walls made of paper. Can hear entire phone conversations from my neighbors. You will never feel rested and at peace at your own home. Dont even consider to rent here, you will regret.

great place to live

Riverwalk east is a wonderful place to live. Management and staff are friendly, very efficient and very professional. Property is well maintained, and I always feel safe and respected. Units are just beautiful, and neighbors are friendly and kind. My experience has been very positive, and I am happy to be a resident here!
