I lived at Arrive Wheaton for about 10 months. Everything here is based on my actual experience.
The Building Has Serious Air Sealing Issues
The air sealing in my unit was so poor that opening the front door created a vacuum effect — a loud “whoooosh” that wouldn’t stop until the door closed. Opening my bathroom door would physically move my bedroom door. My electric bill was over $200/month as a single person who worked outside the home most of the day. I was basically paying to heat the... outside.
Maintenance Issues That Never Stay Fixed
· Bedroom door wouldn’t close properly due to a structural/frame issue. Maintenance tried multiple times. Never stayed fixed.
· Window wouldn’t seal correctly — even latched, it let air through
· Sliding door latch kept breaking
These were reported. They were “fixed.” They broke again. Cycle repeats.
Displaced Due to Building Issues
A building-wide power and water outage displaced me for about a week. Same week, another water shutoff. When I later asked for consideration on fees given everything that happened, I was declined.
Move-Out Day Chaos
On my move-out day, the freight elevator was broken. I lived on the 5th floor. It worked in and out for a portion of the move. Completely unacceptable when I explicitly reserved it in advanced.
Questionable Fee Practices
Management signed my move-out paperwork acknowledging I was completing my full lease term. Lease ended on schedule. Paid rent through the end. Despite this, I was charged a large “Early Termination Fee.”
They used my security deposit, prorated rent credit, and deposit interest to offset the fee — then claimed I still owed money. The move-out date on their statement was also different from when I actually turned in my keys.
The Parent Company
Arrive Wheaton is owned by FPA Multifamily — same company that owns Arrive Silver Spring. If you saw the viral TikTok videos of the rat infestation there in late 2025, that’s the same parent company. Units were condemned. County ordered inspections of all 800+ units.
Bottom Line
If you’re considering Arrive Wheaton:
· Expect high utility bills from poor insulation
· Expect maintenance “fixes” that don’t last
· Expect fees they’ll pursue regardless of what paperwork says
· Expect a company that counts on tenants not pushing back
I bought a house to get out. My new place set at 69°F feels warmer than this apartment ever did at 71°F. That tells you everything about the building quality.
