Upstairs has a small bedroom with a closet fits a double/full size bed (may be able to squeeze in a queen size futon on the floor or tatami mat), full bathroom, and ample walk in closet. Dining room accommodates full size table and chairs. Living room is quite large and was added onto the original cottage. Back patio surrounded by lush, mature trees, screened in gazebo, storage shed, partially fenced yard. Parking off street for 2-3 cars. Owner has driveway plowed and does all landscaping. Tenant must remove snow/ice from walkways, stairways, access to propane tanks and shed. The pollinator meadow may be used for educational purposes (small group visits guided by owner and/or professor). The house has two mini-splits for heating/cooling/dehumidifying and a whole house dehumidifier in the basement. Also a Rinnai propane heater and teeny tiny wood stove. Bedrooms and bathroom have baseboard electric heating. The house is well insulated. The Interior has been updated. Partially finished basement has a washer and dryer, half bath, and a bedroom with a closet. Exterior newly painted this summer.

Tenant must have good credit score, proof of income and references. One year lease. One-half month's rent deposit is due to hold the rental, which becomes security deposit if lease is signed. Deposit is forfeited if lease is not signed. Last month's rent due on lease signing. First month's rent due on lease start date. This means:

-$1100 security deposit to hold--security deposit is not last month's rent
-$2200 last month's rent upon lease signing
-$2200 first month's rent upon least start date, which is $5,500 total before move in

Tenant pays monthly:
-$2200 rent
-electricity
-internet/cable,
-propane, and
-firewood (if desired)

Dogs subject to owner approval and terms--requires discussion. No cats.
