Union Mill Run Apartamentos

If you are not absolutely desperate for housing, I urge you to run and not walk away from Mill Run Apartments. Living here for three years was emotionally draining, and I wouldn’t wish that experience on anyone.

These are mostly four-family dwellings, but it feels more like a four-unit dorm. Your neighbors are not just neighbors — they are practically roommates, separated only by thin walls and a key. The floors are so paper-thin that you can hear full conversations, footsteps, and even... whispers. My downstairs neighbor would complain about hearing us walk. One day I went to speak with her while my husband walked upstairs, and I was shocked. She wasn’t exaggerating — it sounded like a herd of elephants above us, and all he was doing was walking.

The layout doesn’t help either. The alley kitchens are extremely cramped and uninviting. The bathroom fans turn on automatically with the light, and that buzzing sound constantly triggered my nerves. There was no sense of peace in that apartment. I spent the majority of my time there depressed, and I believe the environment contributed to it.

Yes, maintenance was usually prompt, and they did add a small park for the kids, which is nice. That’s probably the only reason this gets a one-star review. But that is where the praise ends.

The management clearly stops caring the moment you sign your lease. They increase rent annually, no matter the condition of the unit or your experience. When we moved out, they charged us unnecessary fees that felt like a clear attempt to keep our security deposit. After living somewhere for several years, it is not realistic to expect it to look brand new. But they will nickel and dime you for anything they can.

Parking is also terrible. I got multiple tickets just from trying to park near my own home. Even judges in court dismissed them after hearing “Mill Run,” which tells you everything you need to know.

Every time I pass that block, my heart sinks. It reminds me of how uncomfortable and heavy those years felt. Unless rent drops to somewhere between $1,000 to $1,500 a month, I would not recommend spending a penny more here. There are far better, more peaceful, and more dignified places to call home. I've lived here for three years and when they changed ownership, things went downhill so quickly. They didn't hire "security" until a month ago, and it's a car that drives around a few times at night. Repairs take forever and multiple tickets sometimes. Our front door was busted for three months (allowing anyone into the building) before I withheld rent until they fixed it. But if you plan on parking in your own home on the weekends, good luck because the towing company doesn't like picking up... jobs nights and are completely unavailable on the weekends, so anyone can park in our resident only spaces. And with rent going up a minimum of 8-15% each year no matter what, you'll be priced out of there in a few years. Save your money and live somewhere else. Lee mas

I lived at Mill Run for 10 years. If I could rate this place I would recommend that it be condemned. There is mold throughout the apartment and you will stay sick but not know why. Management at Mill Run could care less how much you complain about the condition of your apartment. They do nothing. The driers are vent into a crawl space and the smell that comes up through the drier is horrendous. When I asked why would the drier not be vented outside I got no response. My bathroom was in... poor condition and I was told that nothing can be done about it. They spray paint the tub with wall paint and it did peel away. What they will do is raise your rate. I could go on but it would take to long. There are so many other nicer places in Union NJ run don’t walk. Lee mas

It takes mire than one call for someone to fix anything in your apartment. Not worth all the money to live here.

I have lived here for over 5 years. The rent increases as the quality of living decreases. I have had a squirrel enter my home through a crawl space in my bathroom ceiling. The space has not been properly sealed and now roaches are falling out into my tub. I have 2 unsightly and large bubbles on my bathroom wall which I called months ago to have fixed. The bubbles came from a leak upstairs and despite my many calls to the front desk, the issue has not been resolved. There are constant plumbing... issues. My toliet and bathtub randomly back up with water from an unknown source. Sometimes soapy and sometimes dirty. I have a non working dishwasher that maintenance looked at once and said they would be back. The issue still has not been resolved. The women at the front desk can be rude and act annoyed when calling back to get an issue resolved. Save yourself the headache and uncomfortable living by not moving here. Lee mas
