CREDIT REQUIREMENTS:

If employed less than 1 year with current employer:
- 600+: No Risk Mitigation Fee
- 575-599: 50% Risk Mitigation Fee
- 550-574: 100% Risk Mitigation Fee
- 549 and below: May be approved with a qualified co-signer (minimum 600 credit score and income of at least 2× the monthly rent)

If employed more than 1 year with current employer:
- 575+: No Risk Mitigation Fee
- 550-574: 50% Risk Mitigation Fee
- 525-549: 100% Risk Mitigation Fee
- 500-524: 150% Risk Mitigation Fee
- 499 or No credit history: May be approved with a qualified co-signer (minimum 600 credit score and income of at least 2× the monthly rent)


INCOME REQUIREMENT:

- Combined household income must be at least 2x the rent

A Risk Mitigation Fee is an additional, one-time fee collected at move-in to offset increased financial risk associated with credit history, rental history, or employment stability. This fee is not a security deposit and is non-refundable.
