The office staff and maintenance crew are great. Valet trash is not consistent. Grounds and pools are maintained well. Yet there are residents who do not leash or pick up after their dogs. Community is quiet and friendly

Las Colinas Heights misinformed me on the existence of washer/dryer connections in their units - twice!

I originally toured Las Colinas Heights in February 2025. There were no townhomes with washer/dryer connections at the time, so I decided wait and see if one came available in the future. I was clear that the washer/dryer connections were a necessity for me to move in.
In March, I called Las Colinas Heights to check to see if any units became available. They said had a townhome unit with w/d connections, so I applied that night and paid $330 in application fees. The quote I applied for...
explicitly stated the unit had these connections. The next day I was informed that the unit actually didn't have connections, and the previous managements' records were wrong. I told them I wanted a refund on my application fee, and they refused saying the fee was "non-refundable." I ended up agreeing to wait 30 days to see if a townhome with connections would become available, with the stipulation that if one did not, I would still pursue a refund of the application fee.
On April 4th I call to check on the status of my desired unit. The leasing agent informed me that a unit with connections had become available for move in June 14th. I signed the lease.
On June 9th, FIVE DAYS before I was scheduled to move in, I got a call from LCH saying that the unit I was scheduled to move into actually did not have w/d connections. They offered a third townhome that supposedly had w/d connections to move into mid-July. The move-in dates they gave me did not work for me. I ended up refusing this third unit, due to scheduling conflicts with the move-in date and loss of trust in Las Colinas Heights.
The fact that Las Colinas Heights has known for MONTHS that the previous management’s documentation was incorrect and did nothing to try to fix the documentation is indicative of poor management and gross incompetence. It is absolutely unacceptable.
After letting Las Colinas Heights know that I would not be taking the third offered townhome unit, I requested a refund of the $330 for the application fees and $150 for the cost of rebooking the moving trucks to a new apartment complex. They agreed to refund the application fee but not the moving truck fee. I felt that this was unfair, as I would not have had to pay the $150 if I had been able to move in as scheduled.
This situation showed me that Las Colinas Heights is negligent in the knowledge of their apartments and unwilling to fully rectify their mistakes.

Bugs Galore, Noisy neighbors, limited parking

Nasty neighbors causing bugs to come into our apartment, pest control has been out 3 times already and they arent even near the food its in the cabinets with the dishes and the spices, neighbors partying all night long, we submitted multiple reports to the onsite “officer” and to the office, nothing has changed. There is so much “paid” covered parking there is barely any open parking by our unit, my wife and i have to walk 2-3 buildings away to get to our actual unit.

Clean environment, low noise.
It's a nice place to live. The administration and maintenance team are friendly.

My two main concerns are the main door and the trash service. It isn't easy to get in because the gate is not working often. The trash service needs to be active when the container is full.
