Unlivable Conditions After Flooding — Management Refused to Help

I lived at this property for 8 months with my child and dog, and it turned into a nightmare after a severe storm caused major flooding in my building. Multiple units were affected, but mine was one of the worst. My entire bedroom carpet was soaked, water was visible when walking on it, my closet was flooded, the bathroom was affected, and the drywall was completely soaked.

Because the bedroom was unlivable, my child and I were forced to sleep on the couch. I asked management to temporarily move...
us to another unit while repairs were made, but they refused.

Two weeks later, they only repaired drywall and baseboards. The carpet was never replaced or properly cleaned. During those repairs, termites were discovered, and I documented everything with photos and videos. Management said pest control would be sent, but no one ever came.

Weeks went by, and the carpet began to mold and smell. My child and I started experiencing headaches and sickness from the conditions. I informed management that I could not stay in the apartment until it was safe and livable, so I had to use my rent money to stay elsewhere.

Instead of resolving the issue, management added the remaining four months of my lease to my balance and took me to court, claiming everything was fixed. Even with photo and video evidence of flooding, mold, and termites, the judge ruled that I should have continued paying rent. I am now left with a $7,000 balance for an apartment that was not livable.

This property showed zero concern for tenant safety, health, or basic living standards especially for a family with a child. I strongly advise anyone considering living here to look elsewhere.

If I could give zero stars I would.

MISERABLE place to live.

I lived here for the past two years since I was attracted to the relatively low rent, and you get what you pay for.

This is the kind of apartment that paints the room white and calls it "renovated". The buildings are old and not well maintained at all. The faucets are janky (if they work at all), every set of blinds are busted, grime and obvious wear and tear is visible on all fixtures and appliances.

In the past year, I've noticed cockroaches and pantry bugs, so their "pest control" has been...
declining. Trash piles up in the hallways, leaks, and stains the concrete, so you're not getting your money's worth on "vallet trash". Little to no effort is given to cleaning or maintaining the landscaping/ other outside areas. I've seen pipes and sprinklers leak water over several weeks with no resolution. I've seen parking awnings get demolished and go unrepaired for months.

Maintenance requests often are long delayed or outright ignored. Their AC units leak refrigerant and need replacing yearly, and God help you when they likely will spend days or weeks getting to. The icing on the cake for me was a leak in my ceiling that appeared as I was beginning to move out. No fix was offered for weeks despite multiple emergency tickets and calls, and eventually resulted in sheetrock damage and MOLD. When I dared to try and terminate my lease for lack of repairs, they hit me with thousands of dollars worth in fees citing "early termination".

CAF management staff is kind and helpful, but they are selling you a piece of junk to live in and their corporate overlords are greedy misers. Do not let them fool you.

Move in

My move in at this apartment was the most stressful thing and such a bittersweet experience. I applied back in August and got accepted in September and my move in was November ( I love to do things in advance so i don’t rush last minute). When I toured the apartment I loved it and told the agent that I wanted the same and I knew it would be some differences and all but not how I expected to be. The day of my move in, I got in the apartment everything was dirty, poop in the toilet, dishwasher... nasty and more. Not to mention the apartment did not look like the one I toured and was very small . I was traumatized and asked to get another apartment cause there is no way I would live there. When I told the agent she said I was toured by an agent that quit and in fact the entire management quit and they are all new so it’s not their fault etc. Long story short after spending 5 hours at the leasing office I was able to get the apartment I wanted with an increase of $200 rent of course but didn’t have a choice so I took it . The assistant manager was very unhelpful. Shoutout to Chalese and Asia for working this out. So yeah moved in my apartment that I love some maintenance issues here and there 1 got fixed and 2 more to go. Now trying to make the most of it.

Deceitful Advertising

The staff, setting, property, and surrounding neighborhood are all great. maintenance issues are dealt with according to severity. However, the property is managed by a commercial property management business. Meaning, don't believe the base rent of the advertised property is what your rent will be. The base rent does not include the mandatory 150.00 monthly amenities fee, which includes paying for your uncovered "carport " parking. Seems like a money grab to charge a resident rent, and then... charge more to allow them to park on the property they are already paying rent for. Plus, if you are single living in a one bedroom apartment, a covered spot or garage is not an option. If you would like to pay for a garage, good luck. there is a waiting list because maintenance is using some of them as work shops and storage. Overall, it is a nice place to live, but be ready to spend more than advertised for the luxury of living here.

Disappointing Experience with Thornbury at Chase Oaks Apartment Complex

I have had an utterly disappointing experience with this apartment complex, and I feel compelled to share my grievances to warn potential renters. My patience has worn thin after submitting multiple maintenance requests that have gone unanswered.

Upon moving in, I was welcomed not by a clean, ready-to-live space, but rather by the remnants of the previous tenants. Belongings and trash were scattered throughout, leaving me questioning the cleanliness standards of this so-called "luxury"...
apartment.

One of my main concerns at the moment is a leak in the ceiling and an alarming amount of mold in the kitchen pantry and laundry room. Despite promptly submitting a maintenance request, I have not received any acknowledgment or response. It's disheartening that the management seems to turn a blind eye to serious issues that affect the habitability of the apartment.

Furthermore, I was promised that my bathroom would be resurfaced before I moved in, but it has been five months, and there's been no progress. The false assurances have left me disillusioned and questioning the integrity of the management.

Attempts to contact anyone through phone calls have been futile, and the inconvenient office hours make it impossible for working individuals like myself to seek assistance in person. It's as if the management is deliberately avoiding any responsibility or accountability.

Given the exorbitant rent charged, I expected a top-notch living experience. Unfortunately, the reality is far from it. It's disheartening that the management seems to care little for the well-being and satisfaction of its tenants.

I've reached a point where I've had to vacate the premises temporarily due to the unaddressed issues. If these problems persist, I will have no choice but to break my lease and move out completely. It's truly disappointing that a place that looks nice on the surface falls apart so quickly when it comes to fulfilling basic responsibilities. Save yourself the trouble and stay far away from this place. Your money and peace of mind are better invested elsewhere.
