Looks really nice on the outside well kept lawn and walk ways and common spaces. The staff is nice (when you can get a hold of them) but the buildings are cheap and falling apart. There is no sound insulation between apartments meaning you can hear every step and word your neighbors make. The built in appliances are old and braking. My heater, sink, and fridge all needed maintenance within the first month. And for the chary on top there are so many hidden fees all over the place you will be... spending an extra $250 - $300 a month just on fees.

Do not rent here unless you're okay with living in disrepair and being charged for damage you didn’t cause.

Our furnace broke during the winter, and instead of replacing it, management took over two weeks to attempt failed repairs, leaving us without heat in freezing temperatures. Later, our ceiling began leaking. It took three months for them to address it, and when they finally cut into the bathroom ceiling to fix the leak, they left a hole for over a month.

When repairs were finally made,... their contractor dripped paint and caulk all over the bathtub. Yet upon move-out, we were charged $500 for “bathtub resurfacing”; even though it was clearly their contractor’s fault.

This place is poorly maintained, and management is both unresponsive and unwilling to take accountability. Look elsewhere. Lee mas

Crazy hidden fees here! They tack on numerous fees each month which include: property tax (yes this goes up each year), communal water consumption (sprinkles ect), waste disposal (basically dumpster pick up), parking fee (additional $45 a month for a single parking spot). All in all expect you will be spending $200-$300 more per month, which varies constantly. Give up on getting your security deposit back because this will be used to cover additional move out fees and you will likely owe them... money. Outside of that it is a decent place to live but they are not upfront about what it will cost you. Lee mas

When you live here, you're only paying for the location. I really enjoyed the central, quiet area of the apartments and the safety of the neighborhood. HOWEVER, management is disorganized. The voicemails are often too full to take messages and you get different answers every time to talk about an issue. The quality isn't great - doors and drawers were often a problem. You'll hear all the noises from your neighbors because of thin walls and ceilings. The gym is very small and often full or not... fully functioning. They will overcharge you upon move out for "damages", so be aware of that.
Overall, I thought it was only okay living at Royal Farms. Lee mas

I have lived here for about 2 years now and I honestly am looking forward to moving out. I have had so many issues with basic maintenance problems in my apartment. Over my time living here so far, I have had problems with my AC where it completely froze over and my apartment was 80 degrees. This problem happened twice and made my bill sky rocket over 50 extra dollars. Which is a lot in the scheme of things after rent is added up and utilities. When I talked to the leasing office the first time... around I was told nothing needed to be replaced or fixed and they did nothing about my insanely high power bill. This issue happened again and the maintenance employee informed me it wasn't done right in the first place and it should have been replaced. He also told me this definitely would make my power bill very high since it was running and producing no air. But still, Royal Farms didn't help me at all with the cost and didn't really act sympathetic in any way. I feel this was not in any way my fault but I had to deal with the consequences not just one time but twice in a time period of 3 months due to the utilities not being properly maintained. This was very irritating. When I asked again about my power bill they had nothing to say to me. I have also had problems with my fire place since I moved in, it really has never worked. My blinds break with just everyday use, along with the towel racks in the bathrooms. There has also been a huge issue with bugs everywhere in my apartment. They come out and spray every month, but it is just gross and I have never had this issue anywhere else. I understand things eventually have wear and tear but I feel frustrated because the issues seem to be just half fixed or not even done for me when I asked multiple times. Some of the staff has been rude in my opinion but the newer staff seems to be nicer. Although they are nicer, there seems to be a lot of confusion and miss communication between them all. I was happy to live here when I first moved in but I have had so many issues and at this point I am just over living here and looking forward to the end of my lease. For as expensive as it is to live here, I should not be this unhappy. I don't think I will be renewing another year and I hope other people don't have as many issues as I have had.
