The Reserve at Ashley Lake

I moved in March 2025, the process was quick and easy. While living there I noticed the window and door screens were all ripped, torn, and out of balance with the windows and doors. I started to receive requests to renew my lease and decided it would be a good time to request to have the screens fixed or replaced. The lady in the office to the left of the main desk said it would not be that week, and I said let’s just make it by end of March. She opened a maintenance ticket. Nothing was done but... a ticket was opened Jan 3, It has since been removed from ticket history. I called and spoke to same lady back a month or two ago and was told parts were on order, since January? It is now July still not done. I have text messages back and forth from Maintenance dept asking for pictures of the screens and they were sent back for proof the tickets were opened and now gone.

Mid-May my drawer on the stove fell off its track and it was stuck open. I opened a ticket to fix it, 5/20 it was closed without being worked on. Opened another ticket 6/12 and again closed without it being repaired. Both are marked “work completed” and not fixed.

June 20 noticed leak in master bath, put ticket in. A maintenance tech reviewed 6/26. Stated needed to be replaced. 7/6 now still not done.

I am sure all repairs needed would have been under $1000. But now you will need to find a whole new tenant to replace me because I am not renewing my lease.

I also agree with other poster/review, the property is a disaster with trash everywhere, dogs poop on walkways not picked up, trash overflowing, dog poop cans are left broken, trash often left for days to weeks, furniture and appliances left on walkways for days to weeks, and pool bathrooms a complete disaster. In my opinion management is incredibly incompetent.

The lighting in the 800 building parking lot does not turn on until very late at night and stays on into later morning-afternoon

Living here has been the worst rental experience I've ever had period..

Property management is clueless and careless. My move in was delayed by 5 days, and they tried to charge me for the 5 days that they requested. Upon moving in multiple items in my unit were broken and a washer and dryer was missing. After multiple visits to the office and threatening to withhold rent, they installed a washer and dryer that did not fit the laundry room, damaging the floors and walls in the process. Upon... inspection the exhaust vent was completely disconnected as the machine was too big, the door had to be removed in order to fit the laundry unit. The thermostat was broken for a month and kept blowing cold non-stop. Keys for the mailbox were "missing".name never provided upon moving in. After a month they finally changed the lock.

I should have a $1000 concession under my lease agreement for the month of October. I've paid my balance minus the concession well in advance, and now they are charging me a late feel.

This place is a disgrace and the person running it needs to be replaced immediately. Read More

Everything was smooth sailing! I love the layout and the location I am in! Very quiet and my dog loves it here. We enjoy seeing the ducks and looking at the pond.

It is a good community to live in everything is close by it, lots of stores near the area, and decent neighborhood. Very satisfied for years!

The complex is quiet and is kept up well. The staff is super helpful. Diane made the move in process really easy and fast, she was also very informative and helpful.
