Quiet hours are observed from 10:00 PM to 8:00 AM. Smoking is strictly forbidden within 25 feet of the rental property. Events are not allowed. The minimum guest age is 21. Check-in time is 4:00 PM and check-out time is 11:00 AM. Late check-outs are not permitted and will be charged at a rate of $50 for each hour past 11 AM. Any violation of the smoking policy will result in immediate eviction and additional cleaning fees of $250. Any evidence of pets in the rental property may result in immediate eviction and additional cleaning fees. Parties or gatherings beyond the registered number of guests are not allowed. Excessive noise is prohibited, with quiet time from 10:00 PM to 8:00 AM. Violations may result in additional charges or immediate eviction without refund. Used towels and washcloths are to be left on the bathroom floor, or a $30 fee will be billed. Furniture must not be moved, or a $50 fee will be billed. The thermostat must be set to "fan" at least 80 degrees upon leaving to avoid mold and humidity, or actual damages will be billed. No holiday/party items left behind will incur a $50 fee. No children under the age of 12 are permitted in the pool and hot tub without direct adult supervision. Guests must shower before using the pool and hot tub. If the pool or hot tub is left discolored due to excessive use without showering, a fee of $100 will be charged to drain and refill the hot tub and a fee of $2000 will be charged to drain and refill the pool. If maintenance is called to the home for user error, a $25 fee ($50 after hours) will be charged.
