One of the most underrated features I love about this place is it has its own traffic light connected the property. It's a huge piece of mind not having a dangerous intersection at the apartment right next to the beach.
This also makes it super easy to get to the ocean in 5 minutes or any part of Jax Beach quickly.

The grounds are peaceful and serene and inside the apartments feels like a nice hotel when you walk in, all around this is a unique and special place and I love it here

I loved the concept of The Reef, it is as if you were going to live in a luxury hotel. From the moment you enter the building, the corridors are carpeted and air-conditioned all the way to the apartment, a great advantage in very hot times. Becca showed me several models of apartments and was very attentive and professional. The recreational areas are still under construction, but they already have some models available for rent.

This property looks like a resort on paper, luxury living at its finest, rendered prior to construction. Curious to see if all of the details well actually look like the drawings. As you tour, notice they are extremely small, comparatively to other luxury apartments currently on the market, at same pricing. Strangely shaped areas, not allowing a dining area or closed in sleeping quarters. Not designed for heavy furniture or people.
In addition, it’s not located in a very safe neighborhood. This... end of Mayport Road tends to be a high crime area as it’s actually in Jacksonville, with a Atlantic Beach ZIP Code only. High speed traffic, as military speed towards the check in gate and detained by 3 school zones, with different “release times” and difficulty turning left, as light sequences resulting in long wait times.
Unfortunately 1/5 of a mile from this location is a high crime area/drugs/robberies. Neighbors like to “crash” the pool areas regardless of security. And there are quite a few feral cats roaming around in addition to coyotes located in the woods, directly behind, across; nearby. I recommend keeping your dogs & small children on a short leash and your cats inside.
Just last year JSO had to put out spike strips in front of this block to stop, a serial robber in the area. In addition this complex will be serviced by JSO and JFRD which is located quite a distance away, in case of emergency or fire. Atlantic Beach service providers will tell you to call 911 and you will be dispatched to Jacksonville.
Be aware if you do not make triple of what you’re rent base will be, you will not qualify. In addition if you have fair credit or have filed bankruptcy any time in the past you will not qualify. They will take anyone on tour and allow anyone to apply, but they will not disclose to you any of these details. They’ll make positive remarks, but they’re looking to collect an application fee from anyone and then sell your information. You’ll start receiving SPAM text message and phone calls, constantly throughout the day. Ps the tile work is horrendous! The appliances are cheap- no water/ice dispenser. There are better options nearby. I recommend measuring, compare amenities and look at all your options.
