Allure at Abacoa

At the end of a year, I like to review my major purchases. I have been very happy with the value of living here at the Allure apartments in Abacoa. I looked at a few apartments in the area and considered location as well as conversations with renters. The Allure location is great. I can walk to restaurants, coffee shops, bars, music venues, and, of course, baseball. But when deciding where to live, what I really measured when speaking with building tenants was service. I was at a nearby... apartment complex, and while waiting in their office for a tour, I was dismayed by the number of tenants who came in to complain that they were still waiting for repairs to important items like AC, washers, and refrigerators. Here at Allure, I had a refrigerator issue, and it was fixed within hours. My water heater wasn't as hot as it could be, and it was fixed that day. I needed some work done on my hurricane door, and it was done the next day. Maintenance staff have helped with my packages, and they leave my apartment clean after their work. The gym, pool, and recreation area with coffee are all very nice, and I should use them more often. The office staff is very helpful, and I appreciate the extra efforts they make for our benefit. I have been to quite a few socials put on by the staff, and they help me feel like part of a community. The new management staff and new owners are not an improvement. They will be nice to you until you sign a lease. Expect a 20% + increase if you choose to renew. Should you choose to lease and you are elevator dependent, think first floor. The elevators are very undependable and typically take 2-4 days to repair. The elevator in building 6 was out for 3 months, recently. Ask for new appliances. They are currently moving old appliances that die from unit to unit in lieu of new appliances. They... apparently can't afford new appliances. The community is dog friendly, but there are no breed or weight restrictions for dogs. There are very large and nasty dogs here. If you have a smaller dog, please know the dog park has been taken over by the big dogs and it's very noisy and smells awful with people and dogs in there as early as 5AM and as late as 12AM. I’ve been renting apartments for 10 years now and I have never encountered any problems until living at this community. Management is nothing short of awful. Please do your due diligence before selecting this community and locking yourself in for the worst year of your life. I highly suggest you walk around the community and speak with current residents and find out for yourself the poor rapport the management has with its residents. Management conducts bad business and is money hungry looking... for ways to upcharge you during renewal periods, violations, and any other way possible.

Personally, my issue started when I was stuck in an elevator for over an hour with the emergency call button and emergency alarm not functioning. I left a voicemail for management to call me back to talk about the incident and had to wait 10 days before I called to speak with the property manager. The property manager pretended to be unaware of who was the individual stuck in the elevator despite having a maintenance member notify him of who it was. You would think the property manager, the leader of the community would go out of his way to identify the individual stuck in the elevator and at least apologize for any inconvenience. Instead he resorted to a childish stunt of pretending to not have known to avoid the confrontation.

I am currently halfway through my lease and the apartment elevator has been out approximately 8 times. To this date the elevator call button and emergency alarm are still malfunctioning. Management is unwilling to accept responsibility and Is being negligent of the safety and well being a community members that use the elevator.

Take note that all of the reviews are old, with the latest being almost a year ago. From previous and older tenants, major changes in up-keeping and customer service took place last fall with a management change. The grounds are not maintained, the noise level is comparable to dorm rooms, trash, dog mess, speeding and service charges out the whazooo for paying your rent through the apartment portal; 2.9%!!! Cars parked in the lot that do't belong to residents, nonresidents using the dog park and... the pool, no locks on either (fob). The maintenance crew is great and always willing to assist but that's the best of it here at Allure. The location is the last appeal to me.
