I lived at Sabal Park for a few years and I highly recommend this community. Its quiet. clean, and very friendly. The apartments are pretty spacious and the maintenance team does a great job.

Old and Outdated
The apartments are old, need new kitchens, baths, and modern updates. Appliances are 20 years old, carpets are worn, outdated beige color. They do cheap repairs, provide $10 light fixtures, and rarely replace anything. Electric breaker panel is in one of the bedrooms instead of the laundry room or hallway. They make it impossible to get your apt painted per the lease agreement, by requiring all furnishing be removed. Residents cover their windows with plastic or car windshield reflectors to... keep the heat out. You can feel the heat through the walls. Meanwhile, they raise the rent by hundreds of dollars every year and give you less and less. It's pure greed. But they'll spend thousands of dollars for the leasing office. People are constantly moving out and many vacant apartments.

Please call, stop in the office, or send me an email and I will gladly see what we can do to update the interior of your unit (carpet replacement, new appliances, etc.). We have begun updating units as... tenants move out; if you would like to take a look at the projects we are working on, please let me know and I am more than happy to show you and discuss transfer options. During our recent budget season, one of the things we pushed for was the funds to be able to start projects like these inside units, as well as to update the landscaping around the property. We are working hard to bring our residents both the interior and exterior updates needed! Every year your rent increase is negotiable to a degree, but our renewal offers are based on several factors like the market and operating costs. In the past few years rent did increase across the state due to a number of factors, but the market is settling and our prices do reflect that. We still are proud to say our price per square footage is one of the lowest in the area, and I am happy to show you those numbers anytime. We did have an increase of move outs recently due to a few factors, but many of those units have been rented, with three vacant units waiting for someone to make it their new home. Our occupancy rates have almost always been higher than the national average, and our vacancy rates are almost always lower than the national average. We believe we have a valuable product to offer, with a highly rated management company and maintenance/office staff. Poor management, poor maintenance
The apartments look nice from the streets and in the pictures. The property is not managed well at all. The maintenance team cuts too many corners. The grass is infested with fleas. You can't go to the pool without getting ants all over your stuff. You cannot walk your dog without possible stepping in fire ants or dog poop left by other residents and still not picked up by the complex for days. There is constantly trash over flowing by the compactor all over the ground. There have been bears in... the trash before it's so out of control. The sidewalks are green. Instead of bagging up leaves they blow them off the street and into the flower beds bright and early Monday morning. The trees are clearly over grown. The maintenance will make appointments with you to fix things and then not show up at all. Moldy sand bags left around the property instead of fixing structural things. The office never answer the phone and they don't respond to emails efficiently.

Great Place to live!
I've been residing at Sabal Park for two years. It's well kept, prestine, and neighbors are friendly, saying hello to passersby. Sabal Park is pet friendly, the apartments are large with walk in closets, marble master baths, and has a nice pool and BBQ area.
The office staff, Victoria and Ana, are friendly, warm, and compassionate. They expedite tenants' maintenance orders quickly and efficiently.
Ana, the manager, is very accommodating. She's flexible with special requests and makes a... sincere effort to help tenants' needs. And Victoria, a sweet young lady, shows the apartments with enthusiasm and fervor.
It would be nice if the fitness area were larger with more exercise equipment like other places, and the rents stable or at least have water included in the rent.
Overall, it's a great place live. Two miles to I-4, one mile to restaurants and Publix, and three miles to Altamonte Mall and Wekiva State Park. Five star!

Spacious apartments
First off, the location of the apartment is great. It's in a quiet suburban area that is still close to malls, shopping centers, and all the basic grocery stores. The apartment was clean upon moving in in August and any issues that came up were promptly addressed by the management. The amenities of the complex are great, lovely pool area and nice gym.
