Parties or noisy meetings are not allowed under any circumstances. Smoking is not allowed in the unit. Violations may result in penalties, eviction, and/or charges to the card on file. Check-in is after 3:00 PM and check-out is by 11:00 AM. Guests must sign the building rules and take a picture of themselves at check-in. The Grievance Committee may sanction condo owners with fines of $100 or higher, in which case guests would be responsible for payment. Trash rooms are located next to units ending in 01. Garbage bags should be tossed into the trash chute and no bags should be left on the floor. Boxes must be taken to the ground level. No noise should be heard between 11:00 PM and 7:00 AM. Noise must not cause a nuisance at any time. Shirts and/or cover-ups are required in all common areas, as is footwear. Please refrain from smoking indoors. Under no circumstance should any item be thrown off the balcony. No items should be hung on balcony railings. If a guest/party is forced to abandon the unit by security, no compensation/refund can be claimed. Proper behavior is required at all times. Minimum age requirement is 23 years to reserve. A $1,000 refundable security deposit will be authorized on the Guest’s credit card prior to check-in, or a non-refundable damage waiver fee is payable prior to check-in. Trash must be disposed of by guests. If returned extremely unclean, an extra cleaning fee of $150 to $500 will be charged. Toilets clog if improper materials are flushed. If caused by misuse, damages up to $150 may be charged. Functioning of A/C, TV, Wi-Fi, and appliances is not guaranteed. Repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues. The association will only give access to registered guests. By presenting your AMENITIES CARD, you will obtain one or two pool towels or one spa towel. Your AMENITIES CARD will be returned to you upon returning the towels. A $100 lost card fee will be charged if the right card is not returned. Tenants agree not to take towels or linens from the unit. The landlord is not responsible if the Condominium cannot provide a towel, or if the pool/amenities are closed for maintenance, renovation, or other purposes. The tenant understands the pool/hot tub is strictly an amenity and not guaranteed. Any interruption, non-availability, or special regulations enacted by the Master Association will not violate any terms of the agreement. Guests can receive parcels or envelopes during their stay. Guest exonerates Landlord from loss/damage to parcels/envelopes. Any package not claimed after departure will be returned to the sender. Florida law governs. Any suit must be brought in a court of record in Miami-Dade County, Florida. Tenant designates the Florida Secretary of State as agent for service of process in civil actions arising from enforcement of this Agreement. If Landlord or M.V.R. is the prevailing party in any dispute, Landlord/M.V.R. shall be entitled to recover reasonable attorneys’ fees and costs incurred. If it is determined guest wrongfully files a chargeback, guest agrees to pay all expenses and costs incurred by M.V.R. to recover funds and additional liquidated damages of $2,500.00 due to harm caused.
