The building is undergoing façade repairs throughout the year, which may result in blocked views, cellophane/protective covering on windows, visible construction workers, and noise between 8:00 AM and 6:00 PM. Balconies are closed and cannot be used. Parties and noisy meetings are strictly prohibited, with a $500 penalty for violations. Smoking in the unit is also prohibited, with a $500 penalty. Check-in is after 3:00 PM and check-out is by 11:00 AM. Guests must complete a brief pre check-in verification via the Guest App. Guests must choose either a refundable $1,000 security deposit or a $60 non-refundable damage waiver. Pets are not permitted at ICON for vacation rentals, unless written approval is provided by M.V.R. and the building permits it for short-term stays. Service animals will be handled in compliance with applicable law and OTA policies. Guests are required to sign building rules upon check-in. Trash rooms are located next to units ending in 01; garbage bags should be tossed into the trash chute, and boxes must be taken to the ground level. Noise must not cause a nuisance at any time, with quiet hours observed from 11:00 PM to 7:00 AM. Shirts and/or cover-ups and footwear are required in all common areas. Under no circumstance should any item be thrown off the balcony, and no items should be hung on balcony railings. Fobs are required for elevators and for access to the pool and other areas, with a $100 fee for lost fobs or amenity cards, and a $250 fee for coded keys plus FOB. Guests are expected to leave the apartment in decent condition, and trash must be disposed of by guests. If returned extremely unclean, an extra cleaning fee of $150 to $500 will be charged. Toilets may clog if improper materials are flushed, and damages up to $150 may be charged if caused by misuse. A/C, TV, Wi-Fi, and appliances are provided as-is, and repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues. Tenants agree not to take towels or linens from the unit. The pool/hot tub is strictly an amenity and not guaranteed; any interruption, non-availability, or special regulations enacted by the Master Association will not violate any terms of the agreement.
