The 1x1 are spacious but not worth the price

The one-bedroom units are quite spacious, but that’s about the only positive. There is only one dumpster for the entire complex, which overflows two to three times a week. Roaches are a persistent issue in the units, and even when pest control is scheduled, it seems to have little effect if anything, it agitates the problem further.

Gnats and flies are also a constant issue right outside the apartment doors. When I brought this up to the front office, I was told there wasn’t much they could do...
due to the complex’s location, and that many if not all units experience the same problem.

Getting maintenance to address work orders is frustrating; it usually takes multiple calls or emails after submitting a request, often with over a week’s delay before anyone responds. The unit is carpeted throughout, and the type of carpet used makes vacuuming difficult a concern even acknowledged by the professional cleaning company contracted by the complex.

Parking has become increasingly problematic, and the front office frequently closes early or for entire days without providing advance notice unless it’s a holiday. Noise is another concern, with loud music and revving engines heard at all hours of the day and night.

The complex is located far from the city, adding to the inconvenience. Additionally, if a package doesn’t fit in the small mailbox provided at move-in, you have to drive 20 minutes to the Pensacola Street post office to retrieve it, as packages are not delivered to individual units. With over 300 units in the complex, larger or additional mailbox options should be made available to accommodate deliveries. All in all this was just my experience and I definitely wouldn’t recommend moving out here.

San Marcos is the best Tally has to offer for low-income

I came to Tallahassee in 2019 and looked all over for an apartment that would give me the best bang for my (low) bucks. San Marcos is it! The neighborhood is relatively safe, clean, and quiet. The location is convenient as it's off of Capital Circle and Woodville turns into Monroe which leads you downtown. It's a straight shot.

As far as Ms. Sterling, she is no nonsense and that's for the best. Anytime I submit a maintenance request she makes sure it's done quickly. I've never had any issues...
with her. I, also, always pay my rent on time and follow community guidelines so those probably help! ;-)

I'm coming up on a year here as a resident and I would recommend this complex to young, entry level professionals that want a spacious unit at an affordable price.

Ms. Sterling & Management

In agreeance with the previous review. Ms. Sterling cannot please everyone; however, I can personally say when, no matter how, or what the circumstances maybe. If you bring it to her attention & allow her time to correct your concerns.
You'll be able to see the difference-tenants within Lakes of San Macro are perfectly aware that she has an ZERO tolerance for foolishness.
If Ms. Sterling wasn't managing the property; living their would be far worse.
Give Management a Fair Opportunity prior to...

Management and maintenance are wonderful!

We have lived in this complex for over 4 years now and this complex has improved tremendously since Sterling has taken over as property manager. She personally does her absolute best to ensure things are right. No, kids are not allowed to run, play, scream in the breezeways and stairwells as this is very disrespectful to your neighbors and should be common sense. There are plenty of areas for children to play while being SUPERVISED! Yes, you will get fined for being lazy and leaving trash... outside your apartment, around the building, and in front of the compactor instead of placing in the compactor AND CLOSING THR DOOR. Again, that should be common sense as making your maintenance men waste time picking up YOUR trash is rude and disrespectful. We can occasionally hear our upstairs neighbors, but this is an apartment complex. Management can’t control how loud your neighbors walk. Our only issue comes from the front desk staff not relaying messages/information to management or putting maintenance issues incorrectly (or not at all), but again not management issue. If you contact management about a non-resolved issue they ensure it gets remedied as soon as possible.

Poor Management and neglected residents

I would not recommend living here. A year ago I would have said maybe but the new property manager Sterling takes advantage of low-income people and thinks we are all less than. She doesn’t do her job at all. This property has gone downhill in the last year since she started. I never complain but the one time I did they were unhappy. I can’t recommend this for anyone especially those on section 8 or who need affordable housing. It’s not worth it. The residents are neglected and management could... care less. Oh! They LIE! Let me repeat! They LIE. Get everything in writing.

Save your money for somewhere.
