Decent apartments but definitely NOT luxury
Recently moved out, overall they’re decent apartments. This is a clean, safe place to live and is generally pretty quiet. This isn’t the type of building where you can hear your neighbors through the walls, it’s pretty solidly built. To me luxury is in the details and this definitely isn’t a luxury apartment as it states. This is a great location, close to a lot of restaurants and shopping. There’s always an uber available if you need it.
A few thoughts:
It’s nearly impossible to get someone in... the leasing office to answer the phone.
This is a non-smoking property, it’s written into the lease. A lot of people smoke, weed and cigarettes, on their balcony on regular basis. Some people smoke inside their apartment so the smell comes into your apartment. The office doesn’t do anything about it, they just hang a notice on the door but nothing changes. It seems unfair to me as it’s a blatant lease violation. I complained once and they said “well they’re (the smokers) moving soon, what do you want us to do about it?”
The buildings really need to be painted. The color of the buildings themselves is about 4 different shades of the same color. When the exterior of the building needs to be touched up I’m guessing maintenance just grabs whatever color they find. So, there are a lot of mismatched color spots in various places on different buildings. Some of the buildings have either algae or mold (green/black) build up on the outside, or places where work was done and it wasn’t painted afterwards and just left bare.
There are canopies over top floor balconies and stair wells. There are several in disrepair, torn and tattered, and they’ve been like that for a while (over a year) and need to be fixed.
I’ve never experienced bugs in my apartment outside of ants but those are to be expected in FL. Maintenance is pretty good. My A/C went out on a weekend and the guy was here within an hour and got it back up and running quickly. They’re very responsive to maintenance requests.
The fence to the dog park needs to be fixed. One of the gates is crooked and doesn’t close properly. Also, no one picks up after their dog inside the dog park despite there being a waste station with bags.
The appliances are too old to be able to call this a luxury apartment. In the 1 bedroom units the kitchens and bathrooms are ridiculously impractically small and none of the units have a microwave. Storage and counter space is very limited.

We have awning replacements on order and are awaiting the service provider to have all the materials delivered for the entire community for the installations to begin.
