Operationally Corrupt
This building has incredibly high turnover because of poor noise insulation and overall construction quality. It is managed with the expectation that you will not continue to renew.
I have lived in many "high-end" buildings, and this was easily my worst experience from start to finish. This is an example of a company squeezing every penny out of a deficient asset.
- Lease concessions will not be automatically added to your account. I had to hassle them several times to have them added - months... after they were guaranteed under the lease agreement.
- Contractors were granted unauthorized entry to my unit without proper warning or a qualifying safety concern. Another lease agreement violation.
- Variable community utility charges are hidden in the lease structure. This is a very rare and shady strategy to avoid fee visibility. It is also coming from the building (not the utility company) and is therefore difficult to trust.
- The reason there is a 4-day grace period on rent is because the typical industry grace period is 5 days. The late fee charge is roughly double the norm. Another strategy to generate additional fees.
- Based on my moveout experience, this is a company that likely charges tenants for damages and then leaves those damages until the next tenant notices them during the initial inspection. Fewer maintenance costs and more fees.
- Cardio equipment is cheap and left broken as long as it appears functional during walk through tours. You'll need a gym membership.
- They sent my lease for signature extremely late and right before my move. Processing had finished weeks prior. This was only after I threatened managerial escalation. This is either incompetence or a tactic to limit review time and force a rushed signature.
- Elevators break so often that one will not be fixed until multiple are down. It will take often take 5-10 minutes in the lobby to get to your unit.
- Smoke from other units will enter through the ventilation system. The smoke detector is next to the vent and goes off randomly.
- Balcony doors have poor seals that let hot and cold air through. This is a construction quality issue, but can raise your utility costs.
I moved in willing to tolerate the noise for a better price, so it is not fair to include it on the list. I did not expect the other issues. Hopefully this saves someone the unnecessary headache. I recommend living elsewhere.
