HOME INFORMATION:
Welcome to this spacious 3-bedroom, 2-bathroom home in Grovetown, offering comfort, functionality, and style with fresh paint throughout. Inside, you’ll find two inviting living areas, a formal dining room, and a bright breakfast nook, giving you plenty of options for both entertaining and everyday living. The kitchen comes with abundant cabinet storage, a large pantry, and a seamless flow into the 2 dining spaces and 2 living areas. The home features vaulted ceilings in select rooms, creating an open and airy atmosphere, while the electric fireplace in the family room adds warmth and charm. The master suite offers a large layout with a tray ceiling and generous natural light, a master bathroom with double vanity, toilet room, a large walk-in closet, shower, and a garden tub. The two additional bedrooms are spacious and are located on the opposite side of the home. A dedicated laundry room and a two-car garage provide everyday practicality. Step outside to enjoy the expansive fenced backyard, perfect for outdoor activities or relaxation. A large shed adds extra storage or workshop potential. Blinds will be added to each bedroom. This home has a tentative move-in date of October 1, 2025.
RENT & SECURITY DEPOSIT INFORMATION:
• Monthly Rent: $1,895 for a 12-month lease.
• Security Deposit (SD): Generally $1,895 if an application is approved; however, the SD may increase to up to double ($3,790).
• Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received.
• Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only.
• Utilities: Tenants are responsible for all utilities.
QUALIFICATION REQUIREMENTS:
• Credit Score: Minimum 610 for each applicant. Verified through Experian.
• Applicants must have no unpaid rent or utility bills.
• Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years.
• Criminal background check required.
• Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $1895x3.5 = $6,632.50 or more each month).
• Pets/Animals: Must be disclosed on the original application, including service/support animals.
• We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved.
PET POLICY:
• Up to 2 pets/animals maximum (accepted on a case-by-case basis).
• Pet Fee: $300 upfront, nonrefundable, per pet.
• Pet Rent: $30 per month per pet (nonrefundable).
• Responsibility: Tenants are monetarily responsible for all damages caused by pets.
• Pets/Animals: Must be disclosed on the original application, including service/support animals.
APPLICATION PROCESS, FEES, AND APPROVAL:
• Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant.
• Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day).
• Application Submission: Applications can be found on our company website at We do not accept applications from other sources (i.e., Zillow).
• Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant.
• Requirements to Secure the Rental: An application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval.
