East Ponce Village

I am a current resident at this property been here since 2017 I started in a one bedroom unit in the back of the complex it was ok. I moved to the front into a two bedroom villa in 2021 an so far we have at least 10 leaks in our apartment in the bathroom the kitchen ceiling my bedroom closet the dining room. Everytime it rains heavy water comes from the shared wall of another unit. The gate barely works sometimes you come home and can’t get inside the gate other times one side is open one side... is closed. For the last year or so I have had problems with random people sitting on my back patio. Dekalb police came out and stated the empty units around me have squatters in them. This honestly was not a good experience. I feel like I was giving an apartment in the back of the complex in the worst section!!! My neighbors had grills, tables, cloths and from spring till after Christmas, a queens sized mattress was left in the hallway after a tenant moved out. My balcony faced the back side of the building and overlooked a trashed filled wooded area. In October, My subfloor had issues and the workers came in a cut a big hole in the kitchen floor to pour concrete but never... patched the floor up. My maintenance tech Jose made sure that I had great appliances for my unit. Jose installed them with care and was very careful with the new flooring to avoid any knicks in it. Jose cleaned up behind himself leaving the kitchen actually the way it was when he entered. Very pleased with my new unit and would recommend to family and friends (which I have) Thanks East Ponce Village.

You will experience every bad thing people have mentioned in the reviews, Don’t become a victim KEEP LOOKING ELSEWHERE!!!! I cry every night because I feel so hopeless. I’ve been hospitalized twice due to the issues in apartment unanswered work orders , lies from management leaks mold and bugs and need to give 4months notice to terminate lease . I’ve been here only 5months! It’s been hell

Management will keep you on the line for over 30 minutes and forget about you, they've gone through at least 6 different sets of staff people since we moved in last year.
I moved in and doors were broken and they did NOTHING to fix their mess. Fridge constantly leaks somehow, I guess because of it being connected to the sink and water basically.
Maintenance takes very VERY long to see you and that's not really their fault, it's management's fault for not telling them anything at all.
They made... rent higher so they could pay for a gate AND THE BEST PART IS THAT THE GATE IS STILL ALWAYS BROKEN.
If you forget rent for any reason, whether it be you were in the hospital or weren't able to pay just like right now BECAUSE I HAVE THE MONEY AND THE SYSTEM IS DECLINING IT, they throw a late fee of $150 at you and say it is what it is.
I've had people popping shots in the air and someone even left their barrel in the grass until someone came and took it.
They don't care about you here, to them you are a room number and a piggy bank, that's it.
I'm stuck here for another few months until my lease is done and I'm getting out of here.
DO NOT MOVE HERE THIS PLACE IS AWFUL IN EVERY WAY.
Oh and the gas company keeps saying this apartment I'm in is vacant and I've tried talking to them and they said talk to management here, MANAGEMENT KEEPS BRUSHING ME OFF AND MAKING ME PAY AN EXTRA $100 EACH MONTH.
