Briarbrook apartment's is an amazing place to stay. If your looking for a first apartment or just a place to call possibly your home. Your are at the correct place. Before choosing Briarbrook we did look at other apartments and Briarbrook took the Win. My lease is almost over and will say I am sad to leave. Living here is very convenient. They have a dog park (my doggies will miss), in unit washer & dryer, pool, gym, close parking, near by stores, restaurants gas stations and more. This is a... very quiet, calm, peaceful community with very friendly people. Anytime I did have a service request they responded immediately. Garbage picked up at your front door. I can honestly go on and on. I think for the amount that you do pay here it is very well worth it. I would definitely recommend this place. Briarbrook thank you for having us it was a pleasure! For all the bad reviews maybe you guys are seeing this place as a permanent home and also have to understand it's not your property and you are renting or maybe this place is out your budget. For us this was a temporary stay and we did understand not everything is perfect because they are APARTMENTS. But as we did stay here temporarily it was perfect for us perfect price and are now moving onto a Home. Thank you again!

Absolutely do not recommend

I visited the property as I was really interested in one of their upgraded floorplans. The price seemed very reasonable for what was being offered.

Upon arrival with a confirmed appointment, I tried to walk into the leasing office (door was locked). So, I stood in the lobby waiting. I was greeted by someone who opened the door only far enough to stick their head out and rudely ask if they can help me, as if I was interrupting them. I said I had an appointment. The conversation went like this...
"you have an appointment?" (Confused look). "Yes." "Name?" "(Said my name)" "Last name?" (Said my last name). Then, they closed the door. LMAO! Seriously, I wasn't there to intrude on anyone's personal time, I was there for a pre-arranged appointment to tour the property!!

After they apparently figured out I was correct, I was invited in, but the atmosphere was quite cold from that point forward.

I received some good information about the property overall, so I decided to continue and see the model unit. The doors to the buildings are unsecured, so that's a dealbreaker for me. The door leading into the building was absolutely filthy. I mean disgustingly dirty. Looked like it hasn't been cleaned or even simply wiped down in 10 years. The wall heating vent was completely broken and part of it was laying on the floor. The hallways were super dark and smelled bad. The model unit wasn't locked either (um, ever heard of squatters? Terribly unsafe for residents). The model unit looked as if it had been put together with half super old stuff and half new stuff, but it also could have used an extreme cleaning. I'm not even a germ-o-phobe, but I certainly felt like I needed a shower after that visit.

I absolutely would not recommend this property to anyone. If you're considering it, please make sure you see the Chestnut model. You'll see everything I mentioned here and you can form your own educated opinion.

Terrible Apartment Complex

The building has very thin walls and loud neighbors in our apartment building. We've complained to management but to no avail. We've been dealing with loud noises (washing machine, stomping with heels on, vacuuming, shouting, screaming, etc.) at LATE (12am-5am) hours of the night. We've sent video proof and were told that it didn't sound loud. There were holes in the building wall for almost 9 months that echoed sound even more. You can hear doors slamming all the time due to the lack of sound... insulation. I'm a heavy sleeper and my sleep has been constantly disrupted. We were told by our leasing agent that if someone is too loud or disruptive then you should call the police for extreme cases and they can build a case to evict the disruptive tenant. So, that's what we did. However, we learned that the neighbor is related to one of the staff. So perhaps that is why no further action was taken.

The sliding door lock keeps on breaking. (safety issue)

When we moved in there were nails in the carpet that weren't properly nailed into the ground.

Some tenants don't pick up after their dogs poop. We've seen people pile bags of poop on neighbors' cars or just toss the bags on the grass.

There was 4 months (maybe longer) of the main building door not locking (which by the way is a safety concern since we had a case of someone trying to break/enter through a unit recently)

We moved here because the rent cost was a couple hundred dollars cheaper and from appearance the complex seemed like a good compromise. This is not a real luxury apartment complex. I'd advice people looking for a new apartment to look elsewhere.

Laundry in bedroom

We've decided we've had enough of this and decided to post a negative review. Huge con is that they have laundry unit in the BEDROOM. If you don't want to hear the laundry running late at night, stay away from this place. We've made multiple complaints about our very inconsiderate and rude neighbor above us who always does laundry and vacuums 11pm-1am on weeknights. She claims she only does her laundry once a month, which is a total lie. It takes her almost a week to finish it. We've shown clips... of the sound to management, they said they can't do anything about it except for calling her and us calling the police. They've talked to her several times and she still decides to be rude. All this has been messing with our quality of sleep. We decided to sleep in the living room tonight, but then we heard her vacuuming. So beware, don't move into 1207-108.

Ceilings caving in is one of the worst problems.

The ceiling of the smaller bedroom is falling down like the master bedroom ceiling (drywall and sheetrock portions) caved-in on July 7, 2019. Briarbrook insists I pay the buy-out fee of 2 months to move out of apartment with failing ceilings. The master bedroom is cracking and deflecting downward again and I know it will fail in a few months again and cover me, my bed, and everything with drywall particles and dust and I will have to move everything out of the bedroom again for repairs to... avoid drywall dust etc and there will still be a mess left the repair like in July. Maintenance person admitted the smaller bedroom ceiling needs to be cut out and replaced and there will be dust and particles from the drywall and sheetrock being cut, etc.. Now I have to move everything out of the smaller bedroom and deal with the mess that will be made. The living room ceiling is cracking and deflecting downward significantly and that is even more of a concern because it is an even greater unsupported span with even longer unsupported beams in the roof. Maintenance person is not a structural engineer and admitted that he did not know what an engineered truss is when I was talking about how they are probably failing in the attic. The roofs and ceilings are failing because of gross negligence in the design, installation, and maintenance of the roofs. The most obvious evidence is the ceilings are caving in and the huge icicles that hang from almost all the soffits of all the buildings every winter. Maintenance person said that the master bedroom doesn’t need repairs and it won’t need repairs because it is cracked and deflecting now because it was a terrible repair job done for July 7 cave-in. I said it was not cracked and deflecting after the repair for months but now it is so there is an ongoing failure mechanism and it is a progressive, repeating failure process that I should not be required to endure repeated failures and repairs. Even the frequent repairs make the apartment unliveable. I have to move everything out of the rooms repeatedly. Maintenance person admitted the ceiling in the smaller bedroom has to be replaced because it is cracking and deflecting downward. Redwood managers still insist I pay full buy-out fee with no abatement for caving in ceilings.
