Mgmt is unforgiving but somehow got a 4.5 rating -doesn't add up

My elderly parents lived here. When they had to move out into Assisted Living due to my dad's medical emergency, the management would not allow any leeway on the 2-month notice. Two months rent for my elderly parents on a limited income was a lot!! Having no choice, I gave the notice-then management said that notice didn't apply to the fee for my dad's reserved parking space (due to his disabilities he couldn't walk far). More money. Rats were found in the apartment (an exterminator was called,... but still - rats). Yet when management wanted to show the apartment early - during the 2-month notice period, the management wanted a concession when they provided none. Management was uncooperative to work with. But since the reviews are all 1's and 2's - I'm not sure how this place came up with a 4.5 rating.

MOLD

this place has been nothing but a joke since the day i signed the lease -
maintenance has came and done a “routine wipe down” - when i checked it out it seemed as though nothing was touched. i complained again, they called an “HVAC company” but when i check out the apt AFTER the company left, there was still mold build up.. coincidentally i turned in my notice to vacate for inhabituality and they sent out a mold company and had them do AIR SWABS instead of swabs on the actual unit. I have spent...
hundreds of dollars in doctors visits due to allergies and build up from the contaminated vents and management says they’ve done their job a there’s nothing more left for them to do. I had to move out of the apartment 3 months ago due to the HVAC system contaminating the apartment and making the entire place reek of mold. They still refuse to dissolve the lease or fix their contaminated HVAC system.

The apartments are full of mold. I would not recommend unless you want be sick the whole time u live there

Weed Smoking/ Very High Electric Bills living here (doubled compared to other newer places I’ve lived)

Tenants smoking weed constantly. The weed smell would go through to our apartment, from their bathroom to ours, And nothing could be done by office personnel. Very high electric bill. Very high move out fees. Dumpsters overflowing.The gates rarely worked. Shady characters coming in and out. Neighbor’s son was jumped in the apartment parking lot. As for electric bills, My 2 br unit Cleco electric bills were October: $201, Nov.:$167, Dec.:$230. I moved to my new 4 bedroom 1700 sq ft home and my... Cleco bills are: October: $87, Nov: $89, Dec: $78. It has to be structural and how old the buildings are. The unsafe feeling of living there, the unsanitary dump site, outlandish electric bills, and breathing in second hand marajuana every night while I tried to sleep with my 2 children was absolutely appalling. Therefore, we sent in our 90 day notice, paid their ridiculously high fees and left. I think they know you will pay whatever you need to just to get out of there. In my opinion, it is a very distasteful, waste of property for our beautiful Mandeville.

READ BEFORE YOU MOVE INTO THIS PLACE

I would give this apartment complex a minus star if I could. READ THIS BEFORE YOU CONSIDER THIS PLACE. I lived there 2016-2017 and it was really nice. Unfortunately, my son lived there recently and it has all gone downhill. It looks crappy inside and out. The kitchen drawers were falling apartment. The shower heads did not work properly. The ac vent in the bedroom did not work. They never fixed any of these problems. And then when he recently moved out, they are trying to charge him $800... plus the nonrefundable pet deposit. I saw the apartment because I helped him move out. They charged him for "debris removal"??? What debris??? A $125 turn around fee which is for cleaning as I found out. AND then on top of that charging additional fees ($30 each) for cleaning a toilet, refrigerator, oven, etc. The used the bathroom and looked inside the refrigerator. Neither one was dirty. And as far as debris, I don't even know what they are talking about. This is just a way of them making a months rent off of him for their own gain.
