Rent Increases and Assembly Utilization
Reason why this is 5/5:
This complex is a great choice if you plan on living there for a short time, are new to Boston, want access to the Orange line and the available rate fits in your budget. The gym is great, the concierge staff are very friendly, package/ delivery management is top notch, and the apartment build quality is great (perks of living in a relatively new building).
Reason why this is 3/5:
We have witnessed the rates increase 25% since moving into the building in early 2025.... Additionally, parking in the building is limited and the City of Somerville is sacrificing vehicular flow around Assembly in favor of more Bus, MBTA, and Bike mobility. This directly impacts commuters heading to Cambridge via car.
The adjacent BioMed realty building was just leased and will be bringing a few hundred new potential tenants to Assembly in the next 18 months. Expect this to increase rates substantially until new apartments are built in Assembly.
As a current renter, we realized that we don’t actually utilize Assembly Row shopping / food amenities daily, or even weekly. Accordingly, we can drive in on weekends if there are places we want to eat/ shop. This was a great landing spot for someone new to Boston, but with significant new construction popping up in other neighborhoods, there are new opportunities to try out, areas to explore, all while spending less on our apartment.
