Nice apartment and amenities I don’t love living on the 1st floor as I assumed I would Smell smoking, hear cars and people all hours of the night, the garage door is under me and can hear that And when I sit on the balcony feel like all
Dogs are pooping under me must be a popular spot


Office staff is nice Would like to see more events and times that work for working adults Thai Chi 11:00, gardening 4:00…. Too early for those of us working in an office not remotely

Apartment was not painted or even cleaned adequately prior to move in. Surprising amount of damage given the building is only 5 years old. Maintenance requests not done. Recycling shoot frequently clogged. No sound proofing at all - I regularly hear walking back and forth, chairs dragging, vacuum cleaner running, doors slamming, etc. from apartment above mine.

I really wish feedback was taken more seriously from residents. There are things that have been a problem for some time, reported and continue to be a problem! It's frustrating!

I love living @ Oxbow. Our apartment is light and airy with lovely views of the woods and a courtyard. Our building is very quiet. The landscaping is meticulous done and is beautiful. We really enjoy sitting on our balcony and watching the sunset. Neighbors are friendly. The common areas and amenities are well maintained and very nice. The management team is helpful, informative and warm. The maintenance team responds very quickly when needed. I appreciate the variety of events offered. My... negatives are that there is not enough outdoor parking and the garage rental rate seems high. The occasional sounds of gunshots from the nearby shooting range are quite disruptive, especially on a nice day when we want to open the windows. We continue to be satisfied with our experience at Oxbow Wayland.
Main issues are a quiet, convenient, and well maintained environment, as well as a responsive and friendly management.
We have all of the above - a lovely and spacious living area, garage parking, and very nice neighbors.
