From ‘Upscale’ to Unlivable in Under a Year
I lived at Avalon Woburn for just under a year—and that was more than enough. The property presents itself as upscale and secure, but my experience was the opposite.
Security was one of my biggest concerns. Despite the presence of a “secure” garage, several cars were stolen during my time there. One vehicle was broken into and had its tires stolen while parked inside. These weren’t isolated incidents, and it quickly became clear that on-site security measures were lacking.
Cleanliness is another... ongoing issue. The cleaning staff genuinely works hard, but they simply can't keep up with the volume. Trash frequently piles up in chute rooms, and pet waste left in lobbies and elevators is a regular occurrence.
Noise and odor problems are constant. The design of the building—with a fully enclosed courtyard—causes sound to echo and carry. While I understand residents want to enjoy the amenities, gatherings often get very loud, and the smell of barbecue smoke can become overwhelming. Although the Courtyard is supposed to be shut down by 9 PM, late-night use is common, and the lingering smell of food and smoke drifts through the building into the units facing the Courtyard.
Fire alarms were, by far, one of the most disruptive aspects. They are extremely loud and go off far too frequently—not just during real emergencies. Even as someone who doesn’t startle easily, the intensity and frequency of these alarms were physically draining.
On paper, Avalon Woburn looks like a polished, modern community. But in reality, it often feels chaotic, poorly managed, and far too expensive for what you actually get. If you're looking for peace, cleanliness, and reliable security, I’d strongly recommend looking elsewhere.
