From the moment I walked in to Icon on Bond and was greeted by Taylor my whole experience has been amazing! I was downsizing and not sure how I would feel about apartment living, I'm loving it!The location, the view, the garage parking, the community room and the list goes on. a real review
Location is unbeatable. Can walk anywhere in 10 minutes or there is a Dash bus stop. Bar scene isn't too crazy in Monroe North beyond Garage Bar and Rocky's. It's a relatively quiet area of downtown. Con; the construction of the Corewell (Spectrum) offices just a block away that will soon make it a busier area, convention center events can be tough to get home and find street parking. Concerts at Belknap Lookout Park can also make the area hectic 2x/year. But again, you can usually get in/out of... the city easily and have all city experiences/events at your fingertips.
Everything else... On the third floor, winter months were exceptionally cold and expensive. Our bills were around $250/month. The electric heater in the unit is simply not good. Our neighbors below us on the second floor paid *double* routinely, and this was year round. Sweet spot seems to be floors 4-7 for utilities savings if you're lucky enough. When we moved here in 2020 the rent was reasonable and apts were literally being fought over. Since then, rent has jumped (about $500/month) and it can be tough to justify the cost at times. Amenities were nice and improved during our time. We rarely had issues with the apt itself and maintenance was always responsive. There was a tough scenario with our kitchen sink and one of maintenance gave us his personal cell number during that time. Having been in customer service, we always treat others how we want to be treated and got good responses from maintenance and front office staff as needed. The only disappointing thing on this topic is the building management's priorities for the building itself. Window washing, parking garage power-washing, etc seem to be prioritized over other improvements that could be done. The inconveniences from having to take your window screens out (watch out for skyscraper-spiders) and finding street parking during power washing (meter maid is aggressive) during these times is more frustrating than it should be. Worth note; washer/dryer are small (can only effectively do a few towels at a time) and it does get very dusty in the apartment, but these are both parts of downtown living. Though apt is a good space. Wide range of people living here. Lots of medical residents, and age 24-35, but also a few college kids and 50+. Generally friendly experiences all around.
Overall a great apt if you can afford it, the complaints are nuisances. (2.5 years lived in 2020-2023).

Downtown Living
I spent a year here at Icon and Bond and walked away happy with our experience here. The location is great and made an easy trip to Helen DeVos for work each morning. Christina and the rest of the KMG Management was very responsive to our email and our maintenance requests were quickly rectified. I had no problem with their service to tenants. I will say the rent is a bit high for a small midwestern city, but I suppose GR is becoming more popular as we move forward. I recommend this location.

Wonderful Quiet Place To Live
I have lived at Icon on Bond for a year and a half. This apartment is very quiet. I have lived in other apartments where you can hear every noise that your neighbor makes. I love that this building is pet friendly. You can have your furry friends and there is a park along the river to walk them in. When I have had maintenance issues Mike and Jeff are on top of it and come promptly to fix it. They seem to have extensive knowledge and know what they are doing. I am not sure what the other... reviewer is talking about,as I have never experienced anything like what he or she is describing. This is a dog friendly building. If you don’t like animals this isn’t the place for you. The management even puts doggie treats in the lobby. They also put nice touches in the lobby such as a real Christmas tree or in the fall vases of flowers. It is a great place to come home to after a long day. It is costly to live here but you get what you pay for. The underground parking is a plus. No scraping car windows.
