New management new look!!!

I have to say this new management is on point. Maintenance is top notch. There is not a day that goes by with out my service request no answered. They answered everyone and quick. I’m excited to see the new renovation that is taking place in different areas of the property. The pool. And many more.. this place is quiet and everyone’s respectful, which is amazing. The office is so eager to help. This is such a lovely place to live.

Good location, but terribly managed

The location for the price is hard to beat. If you are looking to be in walking distance to downtown and have low expectations this is probably a fine place to live. Interacting with the office is always a hassle, maintenance will in general show up, but there have been multiple times concerns have beed dismissed such as mold remediation and replacing of a broken appliance. Multiple reminders had to be made to the office to get them to pay for a $100 garbage disposal and install it, maintenance... claiming they will come on a specific day and then never calling or showing up. Earlier in the year the property owners changed, but this seems to have not led to any positive changes with this office.

Not worth the Price/Dirty/Basement Fly Infestation

I have lived in the Village Club of Royal Oak from January 2023, and while it seems nice enough when touring there are major red flags that you should be aware of.

The first came during my initial tour of the complex - a current resident mentioned that all the 1st floor apartments flood and they refuse to/cannot fix the issue.

The maintenance staff is clearly not trained in any sort of the work they complete. For instance - one of the cabinet doors came loose and their solution was to put... massive screws in that stick out of the other side and could easily cut someone.

The common areas of the building are FILTHY. Especially the laundry room - in fact in my building there is an infestation of some sort of flies due to dirty standing water in the laundry room bathroom. You can literally see hundreds of dead flies all over because they have not cleaned the laundry room once in my almost 2 years of living here.

The apartment itself was fine enough - my only real complaint inside the unit is that on the 3rd floor it was extremely hot year round. In the summer the unit baked and the air conditioning was not good enough to offset. In the winter - due to the heating of neighbors below (my heat was off) - the unit was also extremely hot to the point that I needed to leave windows and the balcony door open.

Overall, for the price point - these apartments are not worth it. For as much as they charge, spend a little extra to go somewhere way nicer.

Maintenance Quality: The experience you described regarding your cabinet door is far from the standard of service we strive to provide. Cleanliness of Common Areas: Cleanliness is an essential part of maintaining a welcoming community. The condition of the laundry room and the presence of flies you mentioned is concerning. We will immediately inspect and address this issue and ensure our cleaning schedules are upheld more rigorously.

Temperature Control: We understand how uncomfortable temperature inconsistencies can be. We would be happy to discuss possible solutions for future residents to address the heating and cooling challenges you've encountered.

Very responsive staff, spacious apartment. Great Area!

Management and staff made move-in process very easy. So far all of our requests have been responded to almost immediately and we are having a great experience here so far! I love the area and its so great they allow us to paint the apartments as well.

I don't live onsite, but I visit often and love this property. Rooms are spacious and parking is very easy to find a spot close.
